A lot of buyers assume an inspection is where the worst-case scenario finally shows up. More often, I see the opposite: a bit of foundation settling and small cracks in old plaster can be reassuring, not alarming. They show a house has moved through decades of heat, cold, and dry spells and is still standing.

What I pay attention to is pattern. Hairline, stable cracks are different from wide gaps, fresh movement, or doors suddenly out of square. An inspection matters most when it helps me separate normal aging from active trouble.

Most buyers fixate on the bones of a house: foundation cracks, sloping floors, big scary structural words. Fair concern. But the budget-killer is usually deferred maintenance on the systems. A roof near the end of its life or an HVAC unit running on borrowed time can blow up your cash flow faster than most cosmetic or structural issues ever will.

My stance is simple: before I get impressed by layout or finishes, I want ages, service records, and visible condition on the expensive systems.

One useful habit: ask for the age of the roof, furnace, water heater, and AC before you fall in love with the place. Not “does it work?” — “how old is it?” A furnace can still turn on and be one hard winter from replacement. A roof can look fine from the driveway and still be at the end of its useful life.

Pretty is easy to price. Old systems are where surprise costs live.
