April Market Update – Sault Ste. Marie & Area

April’s numbers show a shift in market conditions compared to last year.

The average sale price is down slightly (-1.2%), indicating that prices have remained relatively stable overall. However, sales activity is lower, with 30% fewer homes sold, and properties are taking longer to move, with days on market up 40%.

What this means:

The market is becoming more balanced, trending more toward a buyers market. Buyers are seeing more choice and time to make decisions, while sellers need to be more mindful of pricing and presentation. No, home values are not crashing, but overpricing will significantly harm your position as a seller.

Homes are still selling, but the pace has slowed compared to the last several year’s more competitive environment. The homes that sell are priced competitively to comparable homes on the market. Some houses still sell quickly, and multiple offer situations still happen - but only under the right conditions. Pricing and presentation is crucial.
