July certainly felt a little more active here on the Sunshine Coast, and there are some encouraging signs that the market may be starting to turn a corner. Across BC, BCREA reported that June residential sales were up 0.9% from the same time last year, describing the market as showing “encouraging signs of improvement.” More recently, national July sales increased for the fourth consecutive month, suggesting that buyers are slowly becoming more comfortable getting back into the market.
We are seeing some of that activity locally as well. Buyers are still taking their time, doing their inspections, asking questions and negotiating, but there seems to be more willingness to actually move forward when the right home comes along. The Sunshine Coast continues to offer excellent value compared with many areas of the Lower Mainland, and that affordability remains one of our biggest advantages.
For Sellers, however, pricing your home correctly from the beginning is more important than ever. Buyers have choices, and an overpriced home can sit on the market while correctly priced homes attract the attention. The right price can make the difference between generating interest and having a listing become “stale.” In today's market, it is much better to be priced correctly and create activity than to start high and have to chase the market later.
There is still plenty of uncertainty surrounding interest rates and the broader economy, so we aren't suggesting that the market has suddenly returned to the conditions we saw a few years ago. But the increase in activity is encouraging, and we will be watching closely to see if this momentum continues through August.
