Sunshine Coast Real Estate Sale Statistics for May 2026
May 2026 saw a jump in condo and townhome sales as well as land only. Despite the apparent briskness of the detached market we are still down significantly from last year. Let’s see how things break out:
Fully detached sales were down in dollar volume by 26% to $37,650,000 and unit sales were down commensurately at 25% to 38 homes sold in May. Our total inventory is down 6% from last year to 480 available homes for sale. This means our sales success ratio (the amount of sales versus the available inventory) is 8% putting the market, from a statistical POV, in buyer’s hands.
Year to date numbers paint a similar picture with dollar volume down 27% to $144,000,000 and unit sales down 20% to 151 so far this year.
The average price for a home last month was $990,000 while the median price, the home that sold in the middle, was $851,000.
Condo and Townhome sales were up 10% in dollar volume to $5,570,000 and unit sales were up 11% to 9 homes sold in May. Our total inventory is down 16% to 81 available homes meaning our sales success ratio for this segment of the market is 11%…just on the cusp of a balanced market.
Year to date sales are down in dollar volume by 17% to $24,700,000 and unit sales are down 7% to 40 condos & town homes sold so far this year.
The average price last month was $650,000 while the median price was $566,000.
Land only sales were up significantly over last month! Dollar volume was up 480% to $6,000,000 and unit sales were up 300% to 8 properties sold. (Jon and I are happy to skew this month’s stats with the sale of one of our listings – a lovely, level, acreage waterfront in Roberts Creek sold through us for $2,725,000).
Year to date we up 266% in dollar volume to $13,700,000 and up 100% in unit sales to 20 bare land properties sold this year so far.
The sales tempo on the Sunshine Coast feels steady. There is consistent interest in well price properties across all segments of the market.
