🚨 SHORT-TERM RENTALS IN BC DO YOU NEED A PROPERTY MANAGEMENT LICENSE? 🚨

I’m seeing a lot of confusion (and risk) out there right now, so let’s clear this up 👇

If someone is ONLY coordinating maintenance on your rental booking cleaners, scheduling repairs, handling upkeep

👉 No license is typically required
BUT… the moment they start doing any of the following:

❌ Messaging guests
❌ Handling bookings or calendars
❌ Managing check-ins/check-outs
❌ Dealing with complaints or issues during stays
❌ Collecting rent or deposits

👉 They’ve crossed into licensed property management activity in BC

⚠️ And yes — that applies to Airbnb / short-term rentals too.

💡 Here’s the reality: A lot of “unlicensed managers” say they just help with cleaning…
…but they’re also running the day-to-day of the rental.

That puts YOU (the owner) at risk.

✅ When you work with a licensed property manager:

🏡WHAT ABOUT SHORT TERM RENTALS ???
(BCFSA Licensed vs unlicensed property manager)

Even though short-term rentals (under 90 days) feel like “hospitality,” the BC Financial Services Authority treats them as property management activity when done for others.

👉 So if you're:

✔️Running an Airbnb for a client

✔️Coordinating bookings

✔️Taking a % fee

✔️Acting as the middleman

➡️ You are 100% in licensed property management territory.

🚫 When you do NOT need a license

Here’s where people try to cut corners and sometimes get away with it… until they don’t.

✅️You don’t need a license if:

1. Owner managing their own property
The owner lists and manages their own Airbnb
No third party involved

2. Employees (not independent contractors)
You work directly for the owner as an employee (T4 type relationship)
Not running your own management business

3. Purely “administrative” help (VERY narrow)
Cleaning
Basic maintenance
No involvement in bookings, pricing, or money

⚠️ The second you:

Respond to guests

Set pricing

Handle bookings or payments

➡️ You’ve crossed the line into licensed activity
