In March 2026, active residential listings in Ontario were approximately 49.2% above the 10 year average (source OREA and CREA market data). Buyers have more choice than they’ve had in years.

Since the peak in 2022 home prices in Ontario have dropped significantly. The average GTA home is now sitting around $970,000 down from over $1.3 million at the height of the market. That is a 24% decline.

Here is what most people do not know. Experts including CMHC and TRREB project prices may dip a little more in early 2026 before stabilizing in the second half of the year. With a possible recovery in 2027 meaning prices start rising again.

What that means for you is simple. Right now in 2026 we are likely near the lowest prices we may see for a long time.

Here in Grey Bruce the median home price sits around $590,000 and in Georgian Bay there are still options well below the GTA average. For buyers weighing their options that price difference buys something the city cannot offer: space, community and a genuinely different quality of life.
