My new Thanksgiving tradition: gifting pies to my clients.

The only problem? Sending me into one of my favourite bakeries and expecting me to leave with only the client pies is wildly optimistic.

The three pies in my hands? For some clients.

The suspiciously large box following me out the door?

We don’t need to talk about that..😂

So grateful for my clients, our amazing local businesses, and any excuse to celebrate both.

August’s market statistics are a good reminder that real estate is local.

Across Owen Sound, Meaford, Grey Highlands, Georgian Bluffs, The Blue Mountains and other Grey Bruce communities, the numbers can look very different from one market to the next.

Median days on market in August, for example, ranged from 19.5 days in Southgate to 94 days in Georgian Bluffs, while several municipalities recorded fewer than 10 sales for the month.

Those numbers are useful. But they also need context.

A small number of sales can influence a monthly average, and two homes in the same community can compete in very different segments of the market.

That’s why pricing a home starts with the market data, but it doesn’t end there.

The most relevant comparable sales, the homes competing for the same buyers, current buyer behaviour and the specifics of the property all matter.

Pricing a home is analysis, not a formula.

If you’re considering selling in Georgian Bay or Grey Bruce, I’m always happy to have a conversation about what the current market looks like for your property.

Saturday mornings are better with a trip to the market.

A little wandering, a lot of local goodness, and apparently very little self-control when it comes to deciding what comes home with us.

You should feel comfortable asking the question you think you should already know the answer to.

You should be able to say, “I’m not sure about this,” and know that your concerns will be taken seriously.

You should expect honest advice, even when it means slowing down, reconsidering something, or walking away.

And when the moment calls for it, you should know there’s someone at the table who will speak up, negotiate carefully and advocate for what matters to you.

Because buying or selling a home comes with enough decisions of its own.

Wondering whether your Realtor is truly in your corner shouldn’t be one of them.

That’s the kind of representation I believe in.

And it’s the kind I would want for myself.

The quiet in the morning.

Coffee overlooking the water.

Friends arriving for the weekend.

Summers that become traditions.

The view you still stop to look at, even after years of calling it home.

There are things about a home that simply don’t fit neatly onto a feature sheet.

And when it’s time to sell, I think those things matter too.

Because buyers aren’t only looking at bedrooms, bathrooms and square footage.

They’re looking for the place where they can picture their own life unfolding.

Sometimes, what makes a home truly special is simply how it feels to be there.
