A little extra gratitude for the places we call home this Thanksgiving. 🏡

There’s something about Thanksgiving that reminds us what home is really about.

It’s the extra chairs pulled up to the dinner table, the familiar faces walking through the front door, the smell of something cooking in the kitchen, and the conversations that somehow last long after everyone’s finished eating.

And yes, probably someone arguing over who gets the last piece of pie. 😂

As a real estate team, we spend a lot of time talking about houses, neighbourhoods, market conditions and everything that comes with buying or selling. But days like today remind us WHY we do what we do.

The August market numbers are in,and they tell the story of a quieter late-summer market.

Across Hamilton, Burlington, Haldimand and Niagara North, 655 homes sold in August, while homes spent an average of 43 days on the market.

Inventory also tightened slightly, bringing the market from 4.6 months of supply in July to 4.4 months in August. The benchmark price remained relatively steady at $728,400, while the average sale price came in at $810,810.

What does this mean for you?!

🏡For buyers, there may be more time to explore your options, complete your due diligence and negotiate with confidence.

🏠For sellers, preparation, accurate pricing and a strong marketing strategy continue to matter; especially as homes take a little longer to sell.

The numbers give us the big picture, but your neighbourhood, property type and personal goals tell the rest of the story.

Seemed simple enough. 😂

Turns out you also signed up to be a:

📸content creator
📧email marketer
✍️editor
TikToker
😐and whatever a “funnel” is before your second coffee.

So now it’s basically:
➡️Instagram needs a post.
➡️The listing video needs editing.
➡️There’s an email to send.
➡️Facebook has been forgotten.
🫠And apparently we should be on TikTok too.

Perfect. Everything’s fine. 🙃

At this point, selling houses is only PART of the job.

The other part is running what feels like a full blown marketing department from the front seat of our car between showings.

Are we managing it? Absolutely. 🥲

Do we also have 37 things open on our phones right now? Mind your business. 😂
