🍂 SEPTEMBER MARKET UPDATE COMPARISON
If you’re wondering what the market actually looked like this September, here’s the local snapshot, and there’s a pretty big difference between Strathroy-Caradoc and Southwest Middlesex.
📍 STRATHROY-CARADOC
• 27 single family homes sold
• 58 new listings
• 112 active listings
• 4.1 months of inventory
• $629,900 median sale price
• 97.3% average sale-to-list price
• 32 median days on market
Compared with September 2025, Strathroy-Caradoc saw slightly more single family sales, fewer new listings, and a higher median sale price.
🌾 SOUTHWEST MIDDLESEX
• 6 single family homes sold
• 9 new listings
• 47 active listings
• 7.8 months of inventory
• $519,750 median sale price
• 96.3% average sale-to-list price
• 45.5 median days on market
For context, the broader LSTAR market had 5.5 months of single family inventory in September.
So what does that actually mean?
The market isn’t one size fits all.
In Strathroy-Caradoc, there’s still choice for buyers, but the amount of inventory is lower than the broader market. In Southwest Middlesex, buyers have more selection relative to the number of homes selling, which can create a different experience for sellers.
And for both buyers and sellers, the details matter, price point, property type, condition and location can make a big difference in how a home performs.
If you’re thinking about making a move this fall or planning ahead for 2027, we're always happy to give you a more specific picture of what’s happening in your neighbourhood.
