But the real story is built in the early mornings, late nights, tough negotiations, client trust, and every step it took to get there. ✨🏡

Because the most meaningful part of the journey isn’t the recognition - it’s the work behind it.

Think home ownership is impossible in 2026? I promise you, so many first time buyers are closer than they think, they just don’t realize what’s actually available to them yet. 🏡

Between new buyer incentives, smart savings tools, creative strategies, and understanding how to structure a purchase properly… there are real pathways into the market that people are often completely unaware of. And honestly, helping first time buyers demystify all of it is one of my favourite parts of this job.

Between lower down payment options, the FHSA (Tax-Free First Home Savings Account), RRSP Home Buyers’ Plan, gifted down payments, longer amortizations for some buyers, and new GST rebates on qualifying new construction homes in Canada… there are more opportunities than people think. (Also...house prices are lower than they've been in years).

I love sitting down with buyers, looking at the numbers realistically, creating a game plan, and helping them realize home ownership may be closer than they thought. It doesn’t have to feel intimidating or “only for other people.”

There’s something really special about handing over keys to someone who truly didn’t think they could do it yet. 🤍
