South Surrey’s real estate market is showing a shift toward balance in 2026.

Benchmark prices for detached homes are holding steady around the mid-$1.7M range, while townhomes and condos continue to see more activity due to relative affordability.

Inventory has increased compared to last year, giving buyers more options and negotiating power, while days on market have slightly lengthened.

Well-priced homes are still moving, but the pace has cooled from the peak years, creating opportunities for both buyers and sellers who understand the current conditions.
