🍁Fall in the Highlands: the leaves are turning, the docks are coming in, and the market is changing too.

Here's the September scoop, township by township:

Dysart et al: The overachiever of the group. Sellers got 96% of asking on average, the best in the county. Lowball offers on good homes here aren't getting far.

Minden Hills: The most affordable average sale price in the county, and homes are taking about 7 weeks to sell. Plenty of time to grab a coffee and think it over.

Highlands East: The plot twist. It has the most inventory in the county, but the median home sold in just 26 days, faster than anywhere else. Blink and the good ones are gone.

Algonquin Highlands: 23 new listings and only 12 sales. Buyers, you've got options and room to negotiate.

So what does 94% of asking actually mean? On a $700,000 home, the sale price ends up about $40,000 below list. Whether you're buying or selling, where you land in that range comes down to the right price and the right plan.

August has a lot to say about what your home is really worth right now.

Across Haliburton County, homes that are priced right aren’t sitting. In Algonquin Highlands and Highlands East, sellers are closing in about a month and walking away with 95 to 96 percent of their asking price. That’s not luck. That’s what happens when a home is priced to reflect what buyers are actually willing to pay for life up here.

Over in Dysart et al, average sale prices are the highest in the county, and buyers are taking a bit longer to say yes, closer to six and a half weeks than four. If you’re weighing a bigger move, whether that’s upsizing on the water or cashing in on a property you’ve held for years, that’s worth knowing.

Minden Hills sits right in the middle on pace and pricing. A steady, reliable market for anyone buying or selling there.

And in Highlands East, even with the most new listings hitting the market this month, well priced homes are still closing at the tightest gap to asking price we’re seeing anywhere in the county. More choice for buyers hasn’t meant more room to negotiate.

This is Minden Wild Water Preserve, one of the best slalom kayaking courses in the world, sitting quietly in the Haliburton Highlands. Paddlers train here. Families walk the trails along it on an ordinary Tuesday. It’s just... here.
