Moving somewhere new comes with a lot of moving parts, and it’s easy to miss the stuff you don’t even know to look out for until you’re already settled in.

Most of the mistakes I see aren’t huge ones either. They’re little things that end up costing time, money, or sanity down the road.

But the great news is, all of them are avoidable when you know what to look for ahead of time.

West Toronto condo shopping with 2 kids, a basement’s worth of stuff, and a tight timeline - here’s how we made it work 👇

My client had lived in his house for over 15 years. He was downsizing into a condo for the first time, needed 3 bedrooms for him and his kids, wanted to stay close to his daughter’s school, and wasn’t about to give up his favourite belongings just because he was losing a basement and backyard.

That’s a tall order in any market, but especially in West Toronto where 3-bedroom condos that actually function like a home are rare without really breaking the bank

We didn’t just search listings. We measured for his furniture in every top contending unit so he could visualize his life there before committing. We compared neighbourhoods for walkability and school proximity. We looked at storage inside the unit and out.

In the end, we found an affordable 3-bedroom with properly sized kids’ rooms, a huge south-facing terrace that softened the loss of his backyard, and an oversized storage locker so he didn’t have to say goodbye to 15+ years of a life well-lived.

Downsizing doesn’t have to mean settling. It just takes the right strategy 🏙️

June is one of my favourite months because West Toronto fully comes alive. The patios are packed (hello, Dundas West & Ossington), the calendar is loaded, and the weekends fill up fast.

I rounded up the events worth showing up for, the new spots everyone’s about to be talking about, and a June bucket list you’ll actually want to work through. Think local markets, outdoor movie nights, live music, and long walks along the Humber River + High Park.

A peek into life as a West Toronto Realtor

This month we got into a few fun things:

• Walks + playgrounds with the little one
• A few morning listing appointments around High Park North/The Junction
• Loads of condo showings- my buyers are taking advantage of the low prices
• Met with and helped a few relocation clients
• Getting outside more now that the weather’s finally cooperating. I’m loving the running and bike trails in the west end- High Park, Etienne Brulé Park, and Martin Goodman Trail are my favs.

The spring market is in full swing here in West Toronto and I’m excited to see what’s in store as we head into summer.
