May TRREB stats are in for the City of Toronto, we saw fewer sellers, more sales and softer prices. The story is similar for the GTA.

New listings dropped nearly 19% across the region. Sales rose 6.3% however prices are still down year-over-year across all property types.

Buyers are active and they are taking their time.

🏦 BoC cuts rates, what does this mean for the market?

The Bank of Canada lowered its key rate to 2.5%, but even Governor Tiff Macklem says policy tools are “limited” in offsetting structural damage from tariffs and slowing economic growth.

In the GTA, TRREB data shows sales up 8.5% year-over-year in September, yet still below normal levels for a region this size. Prices are down roughly 5% year-over-year, and listing inventory is rising.
The rate cut gives short-term breathing room, but does not represent a rebound. Buyers and sellers will continue to be watching fundamentals.

Toronto Real Estate Market September 2025 📊
GTA overview: Sales rose 8.5% year over year. The average price was 1,059,377, down 4.7%. Homes took an average of 33 days to sell, which is 22% longer than last year.

In the 416, detached homes saw 675 sales, up 12.5%, with an average price of 1.69 million, down 0.8%. Semi-detached had 214 sales, up 17.6%, with an average price of 1.18 million, down 8.9%. Condos recorded 940 sales, up 7.4%, with an average price of 681,000, down 3.8%.

For buyers, more listings and a slower pace mean stronger negotiating power, but well-priced quality listings still move quickly. Lock in a rate hold now, as the next Bank of Canada announcement is later this month and any further easing could affect demand heading into winter.

For sellers, pricing strategically is key. Days on Market increased by 22% YoY to 33. Listings are taking longer to sell. Buyers are active but selective and benefit from more choice.

The Bank of Canada has already started easing this year, and the late October announcement will be closely watched for the next policy move.

The Bank of Canada has cut its key lending rate to 2.5%, marking the first reduction made since March 2025. For homeowners and buyers, this could mean lower borrowing costs on variable rate mortgages and lines of credit. This will now bring down the prime lending rate to 4.7% for most lenders. This is a positive step for buyers and market sentiment. The outlook for further cuts this year will depend on more economic indicators than inflation alone. The next scheduled date for the Bank of Canada to announce their overnight rate target is October 29th.

Toronto Market Update – July 2025

The average selling price in Toronto was $1,051,719, reflecting a 5.5% decrease compared to July 2024.

Despite the dip in pricing, sales activity increased across all major home types. Meaning more buyers are re-entering the market. Detached home sales rose by 12.5%, semi-detached homes saw a 48.2% jump, and condo sales were up by 3.4%.

We also saw more listings come to market, up 5.7% year over year. Properties are taking slightly longer to sell, averaging 30 days on the market compared to 24 days this time last year.

Buyers are active again, but pricing remains sensitive. Strategy matters more than ever! If you’re even considering a move this year, let’s talk about what these numbers mean. The timing may play in your favour.
