This August, the Greater Toronto Area continued to see less homes coming to market with new listings down significantly compared to last year.

At the same time, sales were also slightly lower, as buyers in some areas had less choice.

There were 5,057 homes sold in August, down 2.1% from August 2025. More importantly, new listings fell 14.1% to 12,075, meaning the supply of available homes continues to tighten. In Toronto proper sales were at 1767 homes with an average days on market of 35 Days.

We’re starting to see a more balanced market starting to place out with homes, whereas condos continue to be an area of opportunity for buyers.

This was a quick one! ☝️

My lovely client and her family came through our website simply browsing homes and we ended up chatting about the rental market. 🏡

We went out to see a few homes, was able to meet her brother, mom and grandma, a family affair. 😊

In the end we found the perfect place for her in the east end in a great building, where we’ll soon be finding the rest of her family a condo to buy in the same area. The best part about this job is when clients become friends. 🥳
