June 22’ Real Estate Market Recap🏡

While the market has cooled a little bit, it presents some opportunities for prospective homebuyers searching for a new place to call home.

1 Reduced Levels of Competition
2 Balanced Market = More Negotiating Power
3 Rental Rates Increasing

On the flip side, if you bought a couple months ago and you’re already in the market, you have the benefit of paying down a larger portion of the principal amount on the mortgage vs interest. This is a good thing.

If you want to “time the market”, then you could be in a potion where you get a place for cheaper, but you’ll be paying more money to the bank and less money on your principal mortgage amount.

Here’s a look at some of our most recent transactions🏡

The real estate market has been interesting as of late.

Sellers aren’t achieving the same amount of offers as a couple of months ago. Mind you, places with a wow factor or something unique are still having multiple offers and are selling for great numbers. But in a general sense, many markets in the GTA have cooled and will continue to do so over the summer (in my opinion).

It’ll take a couple of months for buyers to come back to the market in full steam - the interest rate hikes have many home shoppers hesitant and wanting to wait how things plays out.

With this being said, if you’re looking for a place and are wanting to hold the property long term, purchasing now could be a great option for you, and here’s why.

Reduced levels of competition:

With less people on the street looking at homes and making offers, you can get a discount on the purchase price.

Balanced Market (not a buyers market… yet):

We’re heading towards a balanced market. This means buyers have increased negotiating power when offering on a home.

Prices Appreciate Over Time:

On average, the real estate market increases roughly 7% year-over-year. If you’re not making a hasty decision and are holding on to your property, you’ll be making money.

Rents are Increasing:

As people get pushed out of the market with higher interest rates, more people turn to renting. The rental market in Toronto has been popping as a result.

The PJ Condos is a brand new building located on the corner of Adelaide and John St. What I love about this spot are the really cool amenities that the condo offers to its residents - yoga studio, fitness’s centre, outdoor terraces, & more!

I am so excited to announce that my rockstar client was able to secure a new place in the city💥

We met last year as I helped her find a rental downtown, but the showing process was much different. We had to do FaceTime showings since she was out of the province and due to the current state of the world.

While that wasn’t a problem, this time around was a lot more fun as we got to tour sweet spots in person! The new year brought new living requirements - a bigger space & closer to the subway lines/work.

We saw our fair share of places prior to moving on this one. Multiple offers in rental transactions are starting to become more common as we see competition skyrocket between potential renters.

Disconnected and recharged at the cotty last weekend☀️🔌

Balance is important

While I love working hard and servicing as many people as I can, with purpose, I often get told by loved ones to make sure I don’t burn myself out.

I think I’m crazy and can handle more than the average person😂, but with that being said I know there’s true value in my circles words.

I love working out and consider that to be a big part of my self growth/prioritizing myself. I use the morning time in the gym as a time where I can be with my own thoughts and get to work on my health, which I find relaxing (believe it or not). That’s only one piece of the pie though.

Over the years I’ve really tried focusing more on living a balanced lifestyle instead of running around with work all the time. I still do it and love it, but kicking back and relaxing ain’t that bad either😉

Enjoy, live, be happy, and work hard!

Changing times💡

The real estate market in Toronto and the GTA is definitely experiencing some changes as of late🏡

Although the average selling price of homes is 9.4% higher than at the same point last year, they are the lowest recorded this year (2022).

As a whole, buyers in the market have reacted to to higher borrowing costs and greater amounts of inventory. Inventory rates have shifted towards more of a balanced market while listings have increased over the past month and a half.

Buyers looking to secure a new place to call home are finally in the drivers seat a little more - increased negotiating power when it comes to offers is the most notable change. Conditions have re-emerged and are more common. Prices have cooled and are more affordable. Sellers and their agents must be more strategic when listing properties for sale🧠

Connecting with people is what it’s all about.

Whether it’s with someone who directly works in the industry, a prospect looking to make a move/sell their home, or if it’s with someone who has a general inquiry about what it is that you do for a living.

Being willing to have conversations with people can turn into great things - completing a deal with each other, working together, or just becoming friends.

Shifting 🏡📊💰

Home prices have been slowing shifting in favour of buyers.

While we are still classified as being in a sellers market (having inventory in between 1-3 months), buyers are starting to be in the drivers seat a little more.

Places are actually going through more of a negotiation process instead of receiving 10 offers at once. Sellers and their agents have been forced to change their listing strategy and are pricing homes and condos at their true market value vs pricing extremely low in hopes of having a crazy bid.

The increasing interest rates have cause some buyers to be apprehensive of purchasing - many people just want to see how things play out. There’s another rate hike coming at the beginning of June so keep an eye out for that! It’ll be interesting to see how that affects the market.

Toronto hasn’t experienced as big of a shift or correction as the 905 and GTA regions.

April 2022 Toronto Market Update🏡💡

I focus on the detached market a little more in this video.

•(416) Detached AVG Price: 1.947M
•(905) Detached AVG Price: 1.526M

Toronto prices for this asset class are actually above where we were on January and March (1.88M and 1.92M respectively). The total number of units sold were down 27% in comparison to a month prior.

The GTA detached market was affected more by the recent rate hikes. 10.3% decrease from the beginning of the year (1.70M in January to 1.52M in April).

Video can be HARD‼️

Getting in front of the camera is challenging. We don’t like the way we look and sound, we keep fumbling and messing up, we think everyone else on film is perfect etc.

I’m here to tell you that absolutely everyone finds it difficult - even if people look comfortable on camera, it takes massive amounts of practice and patience.

I have added a series of pictures to show you what my camera roll looks like after filming videos. Many takes and retries…

Even after you’ve filmed your content and you think you’re good to go, there’s editing that has to be done - this is another whole piece of the puzzle to learn which can be frustrating/difficult at times. But, if you are dedicated and want to push yourself to be better than you were yesterday, you’ll take the time to figure out how to do all of the beautiful things.

And in the process, you’ll amaze yourself with how much you are capable of learning🧠

Be uncomfortable, be willing to learn, and be PROUD of yourself.

Note:

If you have the financial means to pay for video content/professional resources 100% utilize those opportunities. The fact that you still have to develop your craft in front of the camera and be willing to mess up a 1000 times will still remain.
