Although I have no idea what day it is, I’m still working away & trying to end 2023 off with a bangπŸ’₯ so why not give a little update on what I have been seeing in the market recently:

- Every year, things slow down in December so it is natural that the prices of homes are dropping significantly, while demand slows. This means if you are in the market to buy, now might be a great time πŸ‘€
- Bond yields, which underpin fixed rate mortgages have been trending lower and we are anticipating Bank of Canada rate cuts in the first half of 2024. This means that competition could pick up again sooner than we might think πŸ’¨
- The rental market has also cooled down quite a bit this month, I am seeing less competition between renters and much less over-ask offers 🧊 (Yay for renters!)

When buying a house, it’s common for home buyers to fixate on the layout of the rooms or the paint colors or the name brands on the kitchen appliances. Smart buyers, on the other hand, know what’s really important to look for when buying a home, and it’s the structural details and the mechanicals of the home.

In competitive markets, a home has usually been deep-cleaned, upgraded, and staged for prospective buyers. As much as we love a good staging job, it could be hiding a multitude of problems so it’s crucial to know what you are looking for.

Well then… hear me out! Have you heard about Ontario’s Home Buyers Plan yet? πŸ‘€πŸ’°


Wellllllll… If you’re a first-time buyer or haven’t owned a property within the last 4 years, the HBP lets you withdraw up to $35,000 from your RRSP to help purchase a home. You won’t be taxed on the money you withdraw (provided that you pay it back on time), and if you’re buying a home with your partner you could withdraw up to $70,000.

By using the HBP, you might be able to make a bigger down payment than would have been possible using your savings alone. Increasing your down payment reduces your mortgage (and therefore your payments) and could also take you over the threshold for mortgage loan insurance. Sounds like a win-win to me!

πŸ’°Did you know that the federal government offers several incentives to help Canadians purchase their first homes? Here are just a few:

1. The Home Buyer’s Plan allows first-time homebuyers to withdraw funds from their Retirement Savings Plan (RSP) to use towards their first home.
2. The Home Buyer’s Amount is a $5000 non-refundable income tax credit that can be applied to certain qualifying homes.
3. The First-Time Home Buyer Incentive enables first-time homebuyers to reduce their monthly mortgage payment without increasing their down payment. Borrowers who meet the criteria can apply for a 5% or 10% shared equity mortgage with the Government of Canada.

πŸ’°When calculating how much money you will need, think about the other costs associated with home ownership – insurance, taxes, utility bills etc. Besides saving for your down payment, you should set aside some money for closing costs. These additional expenses may eventually add up to 4% of the purchase price of the home. Closing costs can include home inspection fees, title insurance, adjustment costs, legal fees and more.

πŸ’°A mortgage pre-approval is a great way to figure out what exactly you can afford, and will help you stay within those means. Speak to a few mortgage professionals and get that pre-approval letter to help you get started on your search (added bonus: its free!)

🏑 Clean your eavestroughs and downspouts- As leaves begin to fall they will fill your eavestroughs and downspouts, blocking water from making it off your roof and away from your house. Cleaning them out regularly until all the trees in your area are leaf-free is a good idea to help stop water from finding a way inside. Full gutters and downspouts are also an invitation for critters, who will nest in them before eventually attempting to get into your attic and potentially causing a lot of damage.

🏑Caulk around windows, doors and other openings- Caulking around windows and doors prevents cold air from getting in and your conditioned inside air from getting out.

🏑 Shut-off and drain outside faucets- If proper care is not taken to shut-off and drain these lines before winter, it can lead to pipes and faucets bursting or cracking and can create a huge, potentially expensive, disaster 😬

🏑Clean and inspect your furnace- The first thing you should do before kicking on the heat is to clean or replace your furnace filter. This not only helps the quality of your inside air, but also keeps your furnace running more efficient (and the more efficient your furnace runs the less money you waste heating your home). PS, Don’t forget to clean and inspect your dryer vent

🏑 Inspect your roof and chimney-You’ll be very thankful if you catch a problem with your roof now before water starts dripping on your head in the middle of a snow storm 🌨️ The average lifespan of an asphalt shingled roof (the most common in North America) is between 15 and 20 years if installed properly. Factors such as critters, severe weather and whether you’re in a highly populated tree area will speed up the deterioration process.

Well, #1407-126 Simcoe is officially off the market πŸ”₯πŸ₯‚ The market shifted very quickly after we listed it for sale but fortunately, I have the most bad-ass client EVER and she really rolled with the punches and trusted in the process. After listing it for sale, we accepted two offers that ultimately fell through on financing (buyers, this is why pre-approvals are so crucial, especially in this market!) but we PIVOTED quickly and ended up with a big win πŸ”₯We got a record breaking price for the area and had SO much fun doing it.
