📊 December 2025 TRREB Market Watch: Key Insights

The latest report from the Toronto Regional Real Estate Board (TRREB) highlights a market that continues to rebalance as affordability improves and buyers remain cautious.

• Sales Activity:
3,697 sales were recorded through TRREB’s MLS® system an 8.9% decrease year over year, as ongoing economic uncertainty influenced consumer confidence.

• Average Price:
The average selling price declined 5.1% y/y, reflecting a market where listing inventory remains elevated and buyers have more room to negotiate.

• Days on Market:
Properties averaged 41 days on market, five days longer than in December 2024, signaling a slower but more deliberate pace of decision making.

Market Outlook:
While 2025 ended on a quieter note, the combination of lower mortgage rates and easing prices has begun setting the stage for recovery. TRREB anticipates stronger activity once households gain confidence in the economy and job stability.

TORONTO MARKET UPDATE September 2025

The latest TRREB Market Watch Report is out, and here’s what’s happening across the GTA housing market:

📈 Sales : 5,592 homes sold through TRREB’s MLS® system, up 8.5% year-over-year, showing renewed buyer activity.
📉 Average Price : Despite more sales, the average selling price dipped 4.7% y/y, reflecting ongoing affordability pressures and motivated sellers adjusting expectations.
⏳ Days on Market (DOM) : Homes are taking longer to sell. The average DOM in September was 33 days, up 6 days compared to last year.

💡 Why this matters:
The Bank of Canada’s September interest rate cut is already influencing buyer confidence. Lower borrowing costs are helping more households qualify for mortgages, opening the door to opportunities that may have been out of reach just months ago. TRREB President Elechia Barry-Sproule noted that increased home purchases not only benefit families but also stimulate the broader economy through housing related spending.

An emotional evening celebrating the remarkable life and legacy of Harvey Kalles. 💫His vision, integrity, and generosity built more than just a brokerage he built a family. Listening to the heartfelt words shared, especially by Michael, was a reminder of how deeply Harvey touched so many lives.
Alongside him always was his beloved wife, Elise, whose strength, grace, and devotion have been an inseparable part of this story. Together, they built this beautiful company on values that continue to guide us.

Harvey’s love for his family was immeasurable at our Avenue Road office, there was even a parking spot with Elise’s name on it, a daily reminder of how much she meant to him.
His devotion, his humbleness, and his kindness set him apart. Harvey spread love everywhere he went, and that is why his name became so iconic on every sign across the city. To be a legend of that stature, yet remain so humble, is the truest measure of his greatness.

Some of his words still resonate with me every day: ‘In a negotiation, leave something on the table for the other party ,you don’t need every crumb for yourself.’ Or, ‘We have two ears and one mouth for a reason ,do twice as much listening.’ And my favourite, when a deal closed: ‘Mazal tov on your sale, now go home to your family.’
