The Greater Toronto Area housing market became more competitive in July. While the number of homes sold remained relatively steady compared to last year, significantly fewer new properties came to market. With less inventory available, buyers are beginning to face more competition for quality homes.

If this trend continues, home prices are expected to stabilize during the second half of the year.

Many buyers are still taking a cautious approach as they wait for greater certainty around interest rates, inflation, tariffs, and the overall economy. However, recent economic reports have been more encouraging than expected, with stronger employment numbers and economic growth helping to improve consumer confidence. This could encourage more buyers to return to the market as we head into the fall.

July 2026 at a Glance

* 5,995 homes sold across the GTA, a slight 0.9% decrease compared to July 2025.
* 14,484 new listings came to market, representing a significant 17.8% decline from last year.
* The average GTA home sold for $1,003,956, approximately 4.5% lower than a year ago.
* On a month-to-month basis, sales increased while new listings declined, indicating that market conditions continue to tighten.

What This Means for Buyers:

Buyers still have more choice than they did during the peak market, but with fewer homes being listed, well priced properties are attracting stronger interest. Acting decisively when the right opportunity comes along may become increasingly important.

What This Means for Sellers:

With inventory continuing to shrink, sellers are facing less competition from other listings. Proper pricing, professional marketing, and strong presentation remain essential, but improving market conditions could work in sellers’ favour over the coming months.

Housing affordability also remains a key issue throughout the GTA. Industry leaders continue to advocate for reducing development fees, streamlining approvals, and updating municipal policies to help increase housing supply and improve affordability for future buyers.

Some neighbourhoods offer more than just beautiful homes… they offer a lifestyle.
Forest Hill is known for its timeless elegance, tree-lined streets, prestigious schools, and classic architecture. Rosedale offers historic charm, privacy, and quiet luxury in the heart of the city. Bedford Park and Leaside are loved for their strong sense of community, family friendly atmosphere, beautiful homes, and excellent schools. The Bridle Path represents estate living at its finest with unmatched privacy and prestige, while Yorkville brings a sophisticated urban lifestyle filled with luxury boutiques, fine dining, and some of Toronto’s most desirable residences.
Each Toronto neighbourhood has its own personality, and that’s what makes finding the right home so special. It’s not just about the property… it’s about how you want to live.

GTA home prices have dipped below the $1M mark for the first time in five years.

What does that actually signal?

Inventory is rising. Negotiation dynamics are shifting. And opportunity is becoming more selective.

For buyers, this may be a strategic entry point.
For sellers, precision in pricing and positioning is no longer optional — it’s essential.

This isn’t a crash. It’s a recalibration.

And in recalibrated markets, strategy separates average results from exceptional ones.

If you’re considering a move in the GTA, let’s navigate this shift intelligently.

If you’re considering a move, let’s talk.

📊 December 2025 TRREB Market Watch: Key Insights

The latest report from the Toronto Regional Real Estate Board (TRREB) highlights a market that continues to rebalance as affordability improves and buyers remain cautious.

• Sales Activity:
3,697 sales were recorded through TRREB’s MLS® system an 8.9% decrease year over year, as ongoing economic uncertainty influenced consumer confidence.

• Average Price:
The average selling price declined 5.1% y/y, reflecting a market where listing inventory remains elevated and buyers have more room to negotiate.

• Days on Market:
Properties averaged 41 days on market, five days longer than in December 2024, signaling a slower but more deliberate pace of decision making.

Market Outlook:
While 2025 ended on a quieter note, the combination of lower mortgage rates and easing prices has begun setting the stage for recovery. TRREB anticipates stronger activity once households gain confidence in the economy and job stability.

🔎 What this means:
The GTA housing market grew more affordable in 2025, which may unlock pent-up demand in the months ahead. For sellers, pricing strategy and presentation remain essential; for buyers, this is a window of opportunity before momentum builds in 2026.

TRREB President Daniel Steinfeld notes:

“The GTA housing market became more affordable in 2025 as selling prices and mortgage rates trended lower. Improved affordability has set the market up for recovery. Once households are convinced that the economy and labour market are on a solid footing, sales will increase as pent-up demand is satisfied.”

Some see a property. I see potential.
Every home deserves more than a listing.
It deserves a vision, a story, and a signature touch.

Because great representation isn’t just about selling a home it’s about elevating it.
