Not every great opportunity is the right opportunity. 👀

One of the biggest lessons in real estate investing? **Know when to walk away.

A deal can look exciting on the surface, but proper due diligence can reveal things that change the whole picture.

You have to know when to **hold ’em… and when to fold ’em. 😉

What if the deal you’re trying to sell… is actually the deal you should KEEP? 👀

When you’re analyzing a real estate deal and the numbers look this good, sometimes you have to stop and ask:

👉 “Why am I wholesaling this if I could keep it for myself?”

That’s exactly what happened here. An investor was already juggling multiple deals and planned to wholesale a property — until someone asked a simple question:

“If it’s such a good deal, why aren’t you doing it?”

And that question changed the strategy.

Before you decide to wholesale, flip, or keep a property, make sure you understand the numbers and your exit strategies.

You don’t have to be the buyer to find out a seller’s lowest price. 👀

If you know a property owner whose property is for sale, you can simply ask:

👉 “What’s the least you would take?”

You’re not saying, “I’m buying houses.”

You’re simply connecting with the seller, asking questions, and finding out what they’re willing to accept especially if your buyer can close quickly.

And don’t stop there. Ask:

“What do you believe the property is worth as-is?”

Sometimes the most valuable part of a deal is simply knowing the seller’s number. 💡
