Rule: anything built-in or attached to the home is typically included in the sale of the home - think light fixtures, kitchen appliances, built-in entertainment systems or book shelves. These items are known as "fixtures" in the real estate world. However, items that are considered fixtures can be written out of the deal. Ask your real estate agent for more information on this!

Another way to think about it (as taught by my mentor Nathan Adorjan): "if you were to take the home and flip it upside down and shake it, whatever is left attached to the home - that is a fixture!

Kensington Market

Known as "Toronto's cultural mecca", Kensington is home to vintage stores, shops for meat, bread, cheeses, fish mongers, cafés and restaurants with foods from around the world!


This area always makes me smile - with the beautiful Victorian architecture, graffiti art murals, colourful buildings, and sometimes street art performances - all showcasing the eclectic character that Kensington has to offer!


Kensington has been able to maintain its historical past, and is still only comprised of low-rise buildings. In the early 1900s, Jewish immigrants (mainly from Eastern Europe) moved into the area and began operating outdoor market stalls in front of their homes, which began transforming Kensington into the modern marketplace that it is today.


By the late 1960s, the area became more diverse with immigrants moving in from all over the world, and this multi-cultural landscape continues to be showcased in Kensington now.


Head to Kensington for Pedestrian Sundays (typically open May - early Fall), where the streets are blocked off to cars so that pedestrians can enjoy all that Kensington has to offer!

Your "must-haves" list can get very long. Take some time to determine what is a NEED and what is a WANT.

Need (v.) something that is required = "the dealbreakers." Example: I need 2 bedrooms, since I have a child.

Want (v.) something you want but can live without = "optional." Example: I want new appliances.

This list will help your real estate agent better understand exactly what you are looking for, so that we can find you the perfect home of your (childhood and present) dreams! 🏠

My advice, to get top value for your home, keep it simple!

By this I mean:

- D E C L U T T E R ! Get rid of bulky furniture pieces to provide a bright and airy atmosphere for potential buyers to absorb! Perge items you do not want to take with you, this will make your move easier and is a good mental health reset as you start on this new chapter.

- N E U T R A L I Z E ! Neutral colours allow potential buyers to see your home as a blank canvas where they can build their future. If you are planning on repainting - it is always a safe choice to go with neutrals.

- D E P E R S O N A L I Z E ! Put away photos and family heirlooms, as this makes it easier for potential buyers to visualize the home filled with their belongings.

Simplicity leads to sophistication and elegance! This will get you more 💰

Wychwood

One of my personal favourite neighbourhoods in Toronto - Wychwood comprises a mix of low and mid-rise residential dwellings, green spaces, Wychwood Barns (farmer's market and art shows), delicious restaurants and ice cream!


With access to transit made easy - St. Clair West has a street car that can take you directly to St. Clair West station (on my preferred side of the Yonge-University subway line).


If you are looking for a quiet, family-friendly neighbourhood - Wychwood may be perfect for you!


A peaceful oasis within this larger neighbourhood is Wychwood Park - which is a gated community. This exclusive area with heritage homes was originally founded in 1873, as an oasis for artists. With a ravine and Taddle Creek, this pocket is very picturesque and makes you forget you are in the middle of Toronto!

Wifey had the vision, and hubby executed it beautifully! The bold patterned floor (which I love!!) gives the space a whole new personality. Paired with a simple subway shower tile and a light brown vanity 🙌

“Nearly 48 per cent Canadians aged 25 to 35 currently own their home, and a quarter of these homeowners purchased a property during the coronavirus pandemic, according to a recent demographic survey by Royal LePage.”

As mortgage rates "fell to historically low levels", Canadian millennials saw "a window of opportunity and went for it", expert says.
