No surprise, we are currently still in a buyer's market. Great time to enter the market, whether it is for a first time home buyer, families looking to upgrade as you get a bigger bang for your buck on the more expensive purchase side, or even veteran investors looking to add to their portfolio. Few high demand neighbourhoods around the Greater Toronto Area (GTA) which have the lowest Days on Market (DOM), signalling excellent holdings for future outlook. Additionally, the opposite spectrum of neighbourhoods with the highest DOM, is creating the opportunity to have more negotiating power, if these in fact are your target geographical area, which may be valuable holdings in future anticipation of an upward price trajectory and positive market shift and sentiment for overall GTA real estate.

For future planning purposes, we are mostly aware of the Registered retirement savings plan (RRSP) , Tax-free savings accounts (TFSA) and, the Registered education savings plan (RESP).

I am writing today to bring attention to the relatively new First home savings account (FHSA), which in my opinion is absolutely an excellent initiative by the government to create a path towards investing with the goal of purchasing a home. The tax deduction on the income tax similar to the RRSP is an exciting incentive, which is what sets it apart from the TFSA. I urge anybody who is interested in owning their first home to take advantage of this opportunity and set in motion steps towards their first of many real estate purchases.

To put into perspective, under the new MLTT rate, buyer of a 5 Million Dollar House would pay $141475, while under the old MLTT rate, it would have been $111475, a difference of $30,000, almost 27% more.
