Market Update - By the Numbers

1. The average purchase price for a home is up 28% since Feb 2021.

2. In Feb 2021, the average home price was 1,044,957, compared to $1,334,544. That's almost $300,000 more to purchase a home in the GTA.

3. Average House by type:
Detached: $1,797,203
Semi-detached: $1,358,415
Townhouse: $1,121,641
Condo: $799,966

4. I0 years ago in 2012, the average price for a home was $497,073. That's almost $840,000 less than the average home price today.

Garden Suites Permitted in City of Toronto

Toronto City Council has adopted new policies and zoning requirements to allow garden suites to be built on properties in most residential zones across the City.

A garden suite is a housing unit usually located in the backyard of an existing house, but separate and detached from the main house. Garden suites are generally smaller than the main house on the lot, and are often a way to create homes for family members – parents, grandparents or adult children – or can be used as rental housing units.

The introduction of garden suites adds a new form of housing to the range of housing permitted across Toronto’s neighbourhoods, and was implemented to address Toronto’s housing needs. The Garden Suites project is one of several initiatives led by the City through its Expanding Housing Options in Neighbourhoods (EHON) initiative. The EHON initiative is working to facilitate more low-rise housing in residential neighbourhoods to meet the needs of our growing city. The City continues to expand housing forms in Toronto, ranging from laneway and garden suites to duplexes, triplexes, and low-rise walk-up apartments.

Rental Market Update:

The number of available condo units was done by 49%. The lack of housing inventory was not only an issue for the ownership market, but also for renters too. This lack of inventory has increased competition between renters, pushing average rents higher. As a result, average rent for one bedroom and two bedrooms increased by 13.7% and 12.6% over the previous year respectively.

The average rental in the GTA in 2021 were:
One Bedroom - $2,099
Two Bedrooms - $2,763
Three Bedrooms - $3,679

Important Update for Condo Owners

The Government of Ontario has introduced new changes to the Condominium Act, 1998 related to an expansion of the jurisdiction of the Condominium Authority Tribunal (CAT) – the Province’s virtual tribunal that helps resolve condo-related disputes.

As of January 1st, 2022, the CAT will be granted the authority to handle disputes involving nuisances, annoyances, and disruptions. Specifically, prescribed nuisances under the Condominium Act, 1998 will now include “unreasonable” instances of:

Odour
Smoke
Vapour
Light
Vibration

Previously, these issues were dealt with through mediation, arbitration, or the courts, leading to costly and time-consuming proceedings. Under the current rules, landlords and condo owners often have to foot the bill for these types of disputes.

The new rules will provide a faster and more cost-effective dispute resolution mechanism for condo owners and their tenants. It is important to note that the expanded jurisdiction of the CAT will not have a direct impact on eviction proceedings, as those issues are still governed by the Landlord and Tenant Board.

GTA HOME SALES HIT NEW NOVEMBER RECORD

Home sales reached a new record for the month of
November, and the average selling price also reached a new all-time high. GTA REALTORS® reported 9,017 home sales through TRREB’s MLS® System in November 2021 – 3.3
per cent above the November 2020 result, setting a new record. The MLS® Home Price Index composite benchmark was up by 28.3 per cent year-over-year in November
2021. The average selling price for all home types combined was $1,163,323 – up by 21.7 per cent
compared to November 2020.
