Water that has nowhere to go will always find somewhere to go — and in a GTA rental property, that usually means inside the foundation.

Poor exterior drainage is one of the most common and underestimated sources of basement moisture problems in Southern Ontario homes. The issue rarely announces itself until the damage is already progressing.

Most tenancy disputes come down to one question: what was the condition of the property when the tenant moved in?

Without a properly documented move-in condition report, that question is very difficult to answer — and the absence of documentation almost always works against the landlord.

A move-in condition report should include:

▸ A written record of every room, fixture, and appliance
▸ Dated photographs of walls, floors, ceilings, and mechanical items
▸ Noted pre-existing damage, scuffs, stains, or wear
▸ Tenant signature confirming the condition at the time of occupancy
▸ A copy provided to the tenant within a reasonable timeframe

The report serves as a baseline. When the tenancy ends, it becomes the reference point for identifying what changed — and whether the cost of correction is a landlord responsibility or a tenant responsibility.
