The city of Toronto

It’s a special place

Being able to walk the streets, observe the millions of other residents active in their own routines - working, contributing, enjoying themselves, and simply just getting out there is so rejuvenating to see

This iconic building that you see behind me here is Toronto’s very own “Flatiron” building, and was recently sold for $15.4 Million earlier this month

The historic structure was built in 1892 and is located at 49 Wellington St., just steps away from the St Lawrence Market and Union Station

A thing that I love most about the city is that opportunity awaits for everyone here

It doesn’t matter where you come from - you’ve got people that become teachers / university professors, fire fighters, cops, businessmen and businesswomen, photographers, podcasters, tv personalities, combat sport coaches, restaurant owners, skateboarders, musicians, professional athletes etc.

The fact is that the starting point in life for all of these people is different

But Toronto has shown us that you can create the life you desire

It not easy and it takes work

Keep your head held high, look around, watch others that did it before you and you may just do it yourself

Interesting article posted last week surrounding new home sales and the construction of these projects🚧

Main points of why construction was down in this segment (as it has been over the past two years) is due to the rising cost of labour, fees associated with building, levies and hefty taxes, and “exorbitant municipal development charges (just to name a few things).

In December 2023, the level of multi-family permits that were approved in Canada was down the largest percentage on a month over month comparision (-31%)😨

There has been many attempts to make the home building process easier for developers, but things aren’t seeming to get any better any time soon.

When looking at the resale market, specifically in the Greater Toronto Area (GTA), activity has picked up a great amount as prospective buyers are coming off the sidelines. January 2024 saw more sales than the previous two months📈

A little relocation in the city🌆

I was so excited when I got the call to help out some past clients of mine with their next move‼️

The plan was simple - find a cool unit with a sizeable den since they sometimes work from home. Let’s do it!

We toured different areas of the city until we dialled in on a new area that we liked (both partners have to agree on the area if you didn’t know😂). Being able to be apart of the new journey of couples living together is so awesome every single time!

With rentals, you need all your ducks in a row and the documents have to be on point (ours were, thank you to my clients for always doing this as it makes our search much easier)🙌🏾

Basketball court, state of the art gym, & luxurious common spaces will all be located inside the facilities of this brand new project🔥

I’ve been on a journey with my one client who was looking to move closer to work. We toured many spots and tried our hand at certain places before being able to lock down this awesome condo in Unionville🚀

As a prospective tenant, it’s extremely important to have strong documentation (credit report, letter of employment, good references / rental history etc.). Even if you have great supporting paperwork, you may still face roadblocks (that’s just the name of the game).

If that happens it important to keep the energy high and to remain optimistic - one thing we always do is get you into a spot during your desired timelines⏰

I cannot express how happy I am for my clients as they have just secured their new home! As I always mention, I’ve been blessed to be connected with the best people and friends in real estate.

It wasn’t too long ago where I was able to help the first family member secure a condo with their partner - that joint purchase was a success and one that was very purposeful and well-timed. Turn the page to 2024 and my clients had referred me to their family members (referrals are a client relationship that I love to work with)!

This townhouse purchase was another move that was based on taking a birdseye view of the market that we were interested in and then testing the waters. Offering on places to see where sellers heads were at. If a meeting of the minds couldn’t occur, we would wait it out until we saw something we liked again.

Despite facing multiple offers that’s were firm, we were able to get this property locked up with one that was conditional - working with an amazing listing agent on the other side made this transaction come to life.

Many people believe that property taxes 💰 in Toronto are the highest 📈 among all cities in Ontario

However, this is a widespread misconception!

I was at a party a couple of weeks back and this topic came up in conversation - so here’s a quick breakdown🗣️

While the dollar amount Toronto residents pay annually for property taxes may be more than their GTA neighbours, the truth is that the actual tax rate in Toronto is half as much (or more than half) when compared to other major Ontario cities (swipe to see)➡️
