At a time when Canada desperately needs to build more housing — and Premier Doug Ford is opening up part of the Greenbelt to be developed to increase much needed housing supply— the construction industry “remains downbeat” amid high interest rates, with 22 per cent of Canadian homebuilders cancelling projects
entirely in the second quarter of 2023 and many others delaying construction starts.

What does this mean for the Canadian housing market? Amid record immigration, having almost 1/3rd of new housing starts cancel or be delayed will put upward pressure on pricing as supply will continue to be our biggest issue moving forward.

Accoriding to , From January 2022 to January 2023, the country added a record-breaking 1,050,110 people, equivalent to the entire city population of Edmonton or Ottawa. Canada’ population has officially surpassed 40 Million.

According to the latest data from the , the seasonally adjusted annual rate of housing starts dropped to 213,865 units. The figure is an 11% decline and marks the lowest level of housing starts since June 2020.

The added population coupled with the lack of supply will continue to cause upward pressure on prices across the country.

The Bank of Canada (BoC) 🇨🇦held its target for the overnight rate on Wednesday, maintaining it at 4.5%.

This marks the second consecutive pause in interest rate hikes following the bank’s aggressive hiking schedule that saw 8 consecutive hikes and rates soar from a historic low of 0.25% to 4.5% between March 2022 and January of this year.

With inflation having taken several small steps down in recent months, slowing to 5.2% in February, the Bank of 🇨🇦 pauses will buy it some time to see how the already-implemented hikes will continue to impact inflation — namely, whether they’re enough rein inflation in closer to the bank’s target of 2%.

The Real Estate Market has already seen an uptick in activity in recent weeks as would be buyers who have taken a wait and see approach are back in the market. If the next announcement is another rate hold or rate drop, look for the market to see substantial uptick in activity.

The country's population increased from 38,516,138 to 39,566,248 people, Statistics Canada said.

It also marked Canada's highest annual population growth rate - 2.7% - since 1957.

Statistics Canada said the surge in the number of permanent and temporary immigrants could "also represent additional challenges for some regions of the country related to housing, infrastructure and transportation, and service delivery to the population".

Supply vs demand. The demand for new dwellings will continue to outstrip supply leading to upward pressure on Real estate prices as interest rates stabilize.

With most of the housing headlines always focused on Canada’s two major housing markets Toronto and Vancouver, it may come as a surprise that Canada’s top 2 Real Estate hubs are not the ones seeing the steepest price declines.

According to economists Randall Bartlett and Marc Desormeaux, Many smaller centres saw the most eye-popping price gains during the pandemic and are now experiencing the most significant home value declines as the housing correction proceeds,” said the economists.

Smaller communities such as Bancroft, Parry Sound, Quinte, Renfrew, Northumberland Hill, Muskoka and Haliburton, Woodstock‑Ingersoll and North Bay saw average home prices double between December 2019 and their peak.

These communities have also seen the largest price declines, and that trend is expected to hold going forward.

With all the the attention in the media around affordable housing, it is important to understand that the government is as much a cause of the problem as the solution.

Over 20% of the cost to a developer of building a new home in Toronto goes to development charges and property taxes levied by the city. These charges are passed onto the purchaser in the form of higher home prices.

All three levels of government need to work cohesively with the builder community in order tackle affordability.

According to real estate agency Zoocasa, the Waterloo Region saw the fastest home sales in December 2022 with properties spending an average of 25 days on the market compared to Toronto’s 40.

In contrast, demand dwindled in Caledon and Orangeville. Properties in both towns spent an average of 60 days on the market, and they saw just 30 and 17 home sales in December, respectively — the lowest figures on the list.

In Vaughan and Milton, it took an average of 47 days for homes to sell, while Burlington abodes were listed for roughly 46 days. Oakville and Halton Hills homes spent an average of 43 days on the market, as did those in St. Catharines.

While there’s certainly been a slowdown in Ontario home sales across the board, some micro markets across Ontario have seen prices increase while demand is still high in certain pockets.
