ATTENTION CITY OF TORONTO HOMEOWNERS - VACANT HOME TAX DEADLINE IS FEBRUARY 2, 2023!

By now you should have received a letter in the mail from the City of Toronto regarding the Vacant Home Tax. All Toronto residential property owners must submit a declaration of their property’s 2022 occupancy status by February 2, 2023.

An annual tax will be levied on vacant Toronto residences, payable beginning in 2023. A property is considered vacant if it was not used as the principal residence by you, the Owner, or any other permitted Occupant (including a family member or Tenant), or was unoccupied for a total of six months.

A fee will be charged to those who declare late. (Minimum $250)

To submit your declaration visit: https://www.toronto.ca/services-payments/property-taxes-utilities/vacant-home-tax/

You will need your Assessment Roll Number and your Customer Number, found on your Property Tax Statement to complete the Declaration.

The Average Sale Price for a home in the GTA was up 8.6% in December 2022 to $1,189,850 (year to date), and number of real estate listings in the area have picked up with the new year, but questions of a market crash still persist. While no one has a crystal ball, if we consider the facts we know about the Canadian housing market - current housing shortage of 1.8 million homes - and the pressures on supply - 1.9 million new immigrants by 2025; 600,000+ international students each year; and the demographic demands from 4 million Millennials who plan to buy in the next 5 years, and the needs of the Baby Boomers, 40% of which have more than 50% their wealth in real estate - it's hard to imagine that real estate won't continue to be a strong and profitable investment for your family.
