🏡 Kleinburg is still one of Vaughan’s most desirable luxury markets, but the May 2026 numbers show a clear shift.

Buyers have more choice.
Sellers have more competition.
And negotiation is officially back.

In May 2026, Kleinburg recorded a median sold price of $1,498,500, 14 homes sold, 62 new listings, 114 active listings, and 8 months of inventory.

That means we are seeing a more buyer-friendly luxury market, especially compared to the aggressive seller conditions we saw in previous years.

For buyers, this may be a window to compare options, negotiate with more confidence, and focus on value instead of rushing into the wrong property.

For sellers, this is not the market to “test the price.” Luxury buyers are informed, patient, and selective. Pricing, presentation, marketing, and launch strategy matter more than ever.

The biggest takeaway?

Kleinburg is not distressed.
Kleinburg is strategic.

The May 2026 numbers show that King City remains a premium luxury market, but buyers currently have more leverage than many sellers realize.

With 233 active listings and only 22 sales, buyers had significant choice in May. That means homes are still selling, but sellers need to be priced correctly, presented beautifully, and marketed strategically.

For buyers, this may create opportunity — especially on homes with longer days on market, price reductions, or motivated sellers.

For sellers, this is not the market to “test high.” In a high-inventory luxury market, the first impression matters.

King City is not crashing. It is repricing, rebalancing, and rewarding strategy.

The May 2026 numbers show that King City remains a premium luxury market, but buyers currently have more leverage than many sellers realize.

Here are the key stats from the King / King Township May 2026 market:

• 22 homes sold
• 135 new listings
• 233 active listings
• $1,815,404 average sale price
• $1,743,750 median sale price
• 94% sale-to-list ratio
• 11.3 months of inventory
• 31 average listing days on market

The biggest story is inventory.

Median prices sat around $1.52M–$1.64M, 💰average price was about $1.9M, homes took 43 days to sell, and inventory was around 6 months.

That means more choice, more time, and more negotiation room for buyers, while sellers need smarter pricing and presentation. 📝
