Sometimes the MLS® system reminds me of online dating.

You’re scrolling through new profiles, but then you see a few you swear you’ve seen before. Same photos, same descriptions, same everything. That’s how it felt today, checking out some of the “new” listings that were actually just returning from a holiday hiatus.

Rather than simply reposting the original listing, it’s preferable to relaunch it with actual updates when possible. Maybe we’ve learned which features need to be emphasized, or that we need to create a home office space, or that no one likes the bedroom colour. It’s just like the dating profile that seemed so interesting at first, until you noticed that red flag!

I'm sticking to my new year goal of being more aware of what I'm bringing into my home, and what I'm allowing to stay.

I'm not keeping duplicates. I'm not saving broken items "just in case".

Our stuff is part of what keeps us stuck, and makes the thought of moving feel overwhelming.

Even small wins will add up over time! ⭐👏

Confession time: I'm a pack rat, and letting go of things has always been a struggle. The older I get the more I accumulate, and the harder it is to stay organized.

My goal this year is to make small but frequent efforts to declutter whatever is right in front of me. It's not always possible to dedicate an entire weekend to filling carefully-labeled bins. Sometimes it's just admitting that I don't know when, or if, I will ever be a size 8 again - and clearing out that "aspirational" section of my closet!

I donated one bag of clothes and a couple of books today - two gold stars for me! The clothing donation bin and the free little library are both literally on my own street, so this was an easy starting point.

Letting go can be hard...but I know from past experience that the purging can also be a bit addictive! Whether you're thinking of selling your house, or just want a more enjoyable living space, decluttering is a critical first step.

It's also a very affordable alternative to therapy!

When you're in a challenging market, you want to hire a Realtor who's going to rise to that challenge!

It's important to prepare a listing plan. It's equally important to adjust that plan based on buyer feedback!

A good Realtor wears many hats. This weekend I'm drawing on my years of renovating experience, and picking up a paintbrush for a client. I will also put my photography degree to good use, and update the listing on Monday!

Good grief....the things that might surprise you about home ownership: wildlife control, property damage, and big arborist bills!
