It was another record-breaking month 📈📊across the GTA, with high demand and record low inventory helping to push prices to new high 🏠💰🔥🔥.
There were new records 📊 for the average price 💰of the following property types:
Detached - $ 1,741,318
Semi-detached - $1,312,273
Attached/Row/Townhouse - $1,221,726
Condo Townhouse - $936,264
Condo Apartment - $748,566
Link - $1,346,407
There were interesting numbers in the share of sales by property types as we saw fewer detached homes ⬇️ 🏘 and more condos ⬆️ 🏙selling. This would normally skew prices lower but, evidently, that wasn’t the case as we saw record prices almost everywhere.
The 4,140 active listings in January is the second lowest ⬇️total of active listings ever (after December 2021 – 3,232) and only the third time that there have been fewer than 5,000 active listings in the GTA
Months of inventory remained at 0.9, which is the joint-record for lowest inventory ⬇️ (record shared with Nov 2021 and December 2021 – the only other months on record with less than 1 month’s inventory)
