Toronto Real Estate Just Shifted… Are We Seeing the Turning Point?

The June numbers suggest the Toronto market is becoming more balanced.

Buyers still have choice, but we’re seeing inventory tighten while sales continue to gain momentum across the city.

Prices remain relatively stable, creating opportunities for buyers while giving sellers more confidence than they had a year ago.

The gap between buyers and sellers is starting to narrow - a sign that the market is gradually finding its footing.

A semi in Davisville isn’t following the exact same trends as a detached home in Lawrence Park.

Real estate is hyper-local.

One of my favourite parts of real estate isn’t negotiating offers or touring homes.

It’s helping families make decisions that genuinely improve their day-to-day lives.

More space.
A shorter commute.
A better school fit.
A home that actually works for the stage of life they’re in.

The house matters.

But it’s usually the life that comes with it that matters most.

Toronto’s housing market is giving buyers something we haven’t seen in a while: options.

Compared to last May, prices are down, inventory remains elevated, and homes are taking longer to sell. That means buyers have more choice, more time to make decisions, and more room to negotiate. Meanwhile, sellers who price and market their homes properly are still getting results.

The important thing to remember? There isn’t one Toronto market. What’s happening in Lawrence Park may be very different than what’s happening in Leaside, Lesliville, or the Beaches.
