A lot of the conversations we’ve had in Q1 revolved around waiting to capture more data and seeing events unfold. Most notably now, BoC put a hold on rate increases which reopened the gates of demand while supply remained low. 📈📉
Since February, we have been seeing month-over-month price increases in all property types and a quick rebound in sales volume to last year’s pace and above the 10-year average. 🏠🏗️
While the price momentum may be tempered with an affordability ceiling on freehold property types, a good part of that market who will be "priced out" will then trickle down to the affordable category of condos and to the outer suburban regions of the GTA. We usually ping-pong back and forth between freehold and condos as the price gap widens and narrows until we hit a soft plateau for both, which causes a bit of resistance but not for too long.
Twice in the last decade we have seen the great battle of DEMAND vs SUPPLY and with this last victory DEMAND is 2-0. 🏓🏓
For our clients, this should mean 🗣️🗣️🗣️
Find a practical way to stop renting as soon as possible. The ping-pong game between freehold and condo properties will produce one certain casualty, that’s the market for renters.
Investor clients looking to de-risk their portfolio and get a handle on their cash flow, it’s not a bad time to explore a disposal. Although personally, I am holding most of my portfolio as is - at most just readjusting.
