Being surrounded by people who analyze for a living, I can’t help myself from getting to know my clients and really doing a deep dive to figure out what would truly bring them joy…even beyond what they say. You could say I have a special skill to see beyond what people say they want, to get to what they truly want.

Most townhouses come with compromises.

A balcony instead of a backyard.
Condo fees instead of freehold ownership.
Less space than you’d like.

61 Pidgeon Street is different.

This rare end-unit freehold townhouse in Clairlea-Birchmount offers approximately 1,830 sq. ft. above grade, 3 bedrooms, 3 bathrooms, a built-in garage, private drive and no condo fees.

The standout feature is the layout and backyard. The main level includes a flexible living space ideal for a home office, media room or play area, with direct access to a real backyard complete with a deck, grass and room to entertain, relax or let kids and pets play.

The home is also close to Warden Station, transit, parks, schools, shopping and convenient routes into downtown Toronto.

Listed at $935,000.

In a market with more choice, homes that offer real space, function and value stand out.

DM “PIDGEON” for the listing, floor plans or to book a private showing.

Toronto buyers are hesitating with geopolitics, rising costs, and rate uncertainty. That’s where opportunity is. Filtering signal from noise is key.

These buyers focused on Trinity Bellwoods, Queen West, South Riverdale, Little Italy, Little Portugal, Palmerston, Seaton Village, the Junction, Parkdale, and Roncesvalles.

Inventory is still tight. Multiple offers haven’t disappeared.

Another successful purchase in the Toronto core just weeks ago.

“Calm, strategic, always thinking ahead.”

Shoutout to for navigating a complex listing professionally.

Buying in Newtonbrook, Willowdale, or Bayview Village? Don’t overpay.

We secured a semi-detached on a wide, deep lot with a layout perfect for multigenerational living and a full lower level suite.

This came down to strategy.

We held back while a similar, more renovated home hit an offer date. When that seller chose a lower firm offer over a higher conditional one, we saw the signal and moved immediately before other buyers could react.

Clean ex*****on. No bidding war. Strong price.

Here’s what the client said:

“His strategy made all the difference. He knew exactly when to act, moved quickly, and put us in the best position to secure the home. Everything felt seamless.”

If you want to win the right property without overpaying, message me.

Won in multiple offers.

Emma and Tom secured a beautiful end-unit townhouse in North Riverdale, steps to Withrow Park and the Danforth.

We beat out a handful of strong buyers with a strategy-first approach. No guesswork. Just ex*****on.

But here’s what made this one different.

I don’t work with everyone.
Just like clients choose their agent, I choose who I go to work for.

Emma and Tom were exactly my kind of people. Positive, aligned, and ready to build something together. That energy makes the entire process sharper, smoother, and honestly more fun.

Now they’ve got what most buyers are chasing:

A freehold townhouse with a lush backyard, space to host, garden, and enjoy the summer ahead.

Riverdale. Leslieville. Danforth Corridor.
Still one of the smartest entry points into real ownership in Toronto.

Backyard is ready. BBQ season is coming.
I expect an invite :)

Spring buyers are already starting their search in Toronto.

Matt & Yaning were first time homebuyers relocating back to Canada from Silicon Valley. We spent months planning their strategy through Zoom calls, WhatsApp and AI driven property research to identify the right condo buildings across Midtown Toronto.

After touring nearly 20 condos, we secured the right fit:

✔ spacious 2 bed 2 bath corner unit
✔ balcony, parking & locker
✔ established owner focused building
✔ $55K below asking price

The Toronto condo market is shifting. Strategy and building selection matter more than ever.

My background in tech means I use AI tools, market data and proptech platforms to help buyers uncover the best opportunities before the average buyer even sees them.

If you’re a first time buyer looking for a larger condo in Midtown Toronto, especially around:

📍 Yonge & Eglinton
📍 Davisville
📍 Mount Pleasant
📍 Yonge & St Clair
📍 Forest Hill
📍 Lawrence Park

Send me a DM and I’m happy to walk you through the process.

Spring market is coming. Now is the time to get prepared.

Finding the right property in Toronto is rarely a quick process.

Neil is a Canadian citizen currently living in Los Angeles, California who is preparing to repatriate back to Toronto. Because he was based in California, we worked together virtually for almost two years while he searched for the right condo in the city.

During that time we reviewed listings together, discussed neighbourhoods across Toronto including Yorkville, The Annex, Casa Loma, Yonge & St. Clair, Esplanade, Forest Hill, Summerhill and the Bay Street corridor, and toured properties through FaceTime, WhatsApp, emails and text until the right opportunity came along.

One of the final steps before closing was a FaceTime walkthrough of the unit, where we checked fixtures and mechanicals remotely and identified a small issue that was addressed before completion.

Working with buyers has never been about rushing someone into a purchase. The goal is to take the time necessary to make sure the property is the right fit, even if that process takes longer.

Really appreciate Neil taking the time to share this review of his experience.

If you’re currently searching for a condo or home in Toronto and want a second opinion on the market, feel free to reach out. I’m always happy to walk buyers through the process.

Another 5⭐ review from my first time buyers Olivier and Madina.

Buying your first home in Toronto can feel overwhelming, especially when the right house attracts multiple offers.

From the beginning our focus was not rushing into the market. We spent time understanding how they actually live day to day and what type of home would support their lifestyle long term.

Layout. Natural light. Flow of the main floor. Future resale value.

One thing many buyers do not realize is that a strong buyer’s agent should also understand the listing side of the business. Having listed and marketed hundreds of homes across Toronto gives me a clear perspective on what future buyers look for when a home eventually comes back to market. That helps us avoid the wrong properties and focus on the ones that truly hold value.

When the right semi detached in North Riverdale appeared with an offer presentation date, we were ready.

Winning in multiple offers is rarely about luck. Preparation, positioning and strategy usually determine who gets the house before the offer deadline even arrives.

Olivier and Madina stayed thoughtful throughout the process and secured a beautiful home they now call their “squeezy starter.”

Helping first time buyers navigate Toronto’s competitive market is one of the most rewarding parts of this work.

If you are thinking about buying your first home and want to understand how multiple offer presentations actually work in Toronto, feel free to send me a message. I am always happy to share what buyers should know before stepping into that situation.

Buyers exploring neighbourhoods like North Riverdale, South Riverdale, Withrow Park, Danforth Village, Danforth Corridor, Leslieville, Bloor West Village, High Park, Summerhill, The Annex and Casa Loma often encounter competitive offer situations where preparation makes all the difference.

Another 5⭐ review from a first time buyer.

I just secured a semi detached home in Leaside in multiple offers for Lovely Breanne!

Toronto’s market can feel overwhelming when you are a first time buyer. Especially in neighbourhoods like Leaside, Riverdale, Leslieville and the Danforth where the best homes attract serious competition.

Winning in multiples is never about luck.

It comes down to strategy, preparation, timing and positioning your offer correctly against the other buyers at the table.

Before this purchase we toured, analyzed and prepared for weeks so when the right house appeared we were ready to move decisively.

That preparation is exactly what allowed us to win.

In the past year alone I have successfully competed and won in multiple offer situations across:

• Leaside
• Riverdale
• Leslieville
• Danforth Village / East York
• Toronto core neighbourhoods

If you are a first time homebuyer in Toronto and you want to compete intelligently in this market, strategy matters.

Congratulations again Breanne. An incredible milestone.
