Just this week, it was revealed that the average home price has surpassed $1 million in 90 per cent of the GTA.

Untenably high prices are still rising, too, and faster than any major city on the planet; market experts projected in the spring that homes in the city will cost a whopping $275,000 more in just two years.

And now, they're saying that prices in the region will increase by an entire $50,000 in the next few months alone.

Today's low sales are due to low inventory and not lack of demand.

Fierce bidding wars and multiple-offer situations will be back with a vengeance in the fall (if they can even be considered having left).

With almost 9,400 sales reported in the GTA and 3,269 in the City of Toronto, it's clear that the demand for property ownership has remained well-above average for this time of year despite being below the record July result set a year earlier. ⁠⁠

Market conditions tightened relative to July of last year, as sales accounted for a greater share of total new listings. The sellers’ market conditions sustained a double-digit annual rate of price growth. GTA Realtors reported 9,390 sales – down by 14.9% compared to July 2020. The average GTA home price experienced an increase of nearly 17%, however, there was a decrease of .07 in the City of Toronto where the average price currently sits at $1,016,580.

While transactions were more than double in May compared to last year (the second full month of the pandemic), the number fell short of the 2016 record and were below this year’s March peak. Despite a slight ebb in sales over the last two months, market conditions remained tight enough to push the average selling price to an all-time record in May.⁠⁠
⁠⁠
Once again, low-interest rates have contributed to housing demand in both the low rise and condo segments, with the average selling price across all home types in the GTA up by 28.4% year-over-year. The average price in all TRREB areas overall currently sits at $1,108,453 and $1,116,736 in the City of Toronto.
