I’m on a Montreal food mission. Thirty years in Toronto and I still can’t get these tastes out of my head. My sister surprised me with a steamed hot dog and keto poutine, and honestly it hit different. Now I’m hunting for authentic Montreal-style subs and a proper fondue chinois in the city. Okay, we need to fix this, because the 3–3–3 rule is one of the easiest ways to keep your expectations realistic and your stress levels down in real estate.

Here’s how it works:

🏡3 homes: Most buyers only need to seriously consider about three real contenders

🏙️3 neighborhoods: You only need to explore three areas that truly fit your lifestyle

✔️3 priorities: Focus on your top three must-haves, not a list of twelve

Anything outside of that? It’s usually noise that pulls you off track, drains your energy, and makes the search feel way harder than it has to be.

When you stick to the 3–3–3 rule, decisions get clearer, the search feels more manageable, and you stop comparing your options to things that were never right for you in the first place. It’s honestly one of the simplest ways to stay grounded through the process.

Before you scroll another listing, I want to show you something buyers usually learn the hard way. You can save yourself time, stress, and a lot of pointless tours if you know how to read listings the way experienced buyers do. Most people skim the photos and jump straight to booking a showing. You’re going to do it differently.

Once you know what actually matters on a listing, it gets easier to spot the good ones fast and skip the ones that were never worth your time. These are the exact things I have buyers look for long before they ever step inside a home.

I know winter moves can feel like a lot. The timing is tight, the days feel shorter, and everything in life already requires more energy than usual. And when you add packing, planning, and deadlines on top of that? It’s no wonder you feel overwhelmed before you even start.

Here’s the good news… Winter moves don’t get easier by trying to do everything at once. They get easier by shrinking the process. Instead of tackling the whole move, focus on the next two or three steps you can make happen without burning yourself out.

Here are a few things that make a noticeable difference:

– Create one “catch-all” basket for keys, chargers, remotes, meds, and daily essentials

– Pack one small suitcase as if you’re going away for a weekend

– Label boxes by room and priority level (not just content)

– Set up your bedroom first so you have somewhere calm to land

– Keep a running note on your phone for last-minute tasks you’d otherwise forget

And just remember… nothing about a winter move has to be perfect. The goal is steady progress, not a flawless timeline.
