💥💥Hi Family, 💥💥
My husband Tyrone Sandalwood and It analyzed this property (duplex) using our cashflow matrix and found that it has instant equity💲. We placed an offer with the seller accepting 80% VTB; the accepted offer was put under contract with two contingencies; firstly, a professional inspector would inspect the property, and secondly, the property must be professionally appraised to know the true value. Along the line, we realized that the seller was growing impatient⚠️, as he wanted us to close the deal hurriedly- then he released more pictures to us to prevent the inspection❌️. Still, we insisted on a professional inspector checking the property✅️. Long story short, the property failed the inspection woefully❌️❗️. From the event, we concluded that the seller was not straightforward with the information and pictures provided. It was also a case of false information and misrepresentation of fact. We had to back out of the deal.

📚😰⚖️️Lessons learned:

✅️1. Never buy any property without a professional inspection or unless you are satisfied with the physical as is/where is condition.

✅️2. Always do your due diligence

✅️3. Always request updated pictures of the property. Pictures on MLS are not 💯 accurate and sometimes deceitful..

✅️4. You may request a virtual tour of the property and its surroundings before placing an offer.

✅️5. Don’t rely on Google Maps pictures, as some of them might have been captured a decade ago and are far different from the reality. Some property pictures on MLS are old pictures taken during summer with green grass.

✅️6. To estimate the damage in a property or when you need to determine the rehab cost, the nearest home hardware could be the answer. You could contact a contractor quickly with the promise of giving them the job. This is to summarily know the property’s condition before a professional inspector arrives.

‼️P.S. It's ok if a deal doesn't go through; the certain thing is that you will learn one or two lessons from it.
