🚩 47 items flagged - doesn’t mean the deal is dead. THIS is where some buyers panic over the wrong ones…and lose the house
Or worse - negotiate the wrong things and overpay anyway
Read this before you react 👇
THESE items cost real money:
• Roof issues (age, missing shingles, flashing)
→ This is not a “wait and see” item - confirm condition professionally - get estimates
• HVAC near end of life (20+ years, struggling)
→ End-of-life systems don’t negotiate - verify cost before it becomes your problem
• Electrical panels & systems
→ Safety issue, not cosmetic - this needs expert review, not assumptions
• Active leaks / water intrusion, moisture in crawl space, leaks under sinks, evidence of water damage
→ gets worse fast
• Foundation movement (NOT necessarily hairline)
→ can be major. Considering bringing in structural engineer before you decide
• Sewer line (especially 30+ yrs)
→ get advice about from certified professional if scoping the line is appropriate. Failures can be expensive
THESE are distractions (some buyers blow deals over these):
• Old caulking
• Weatherstripping
• Minor drywall cracks
• Missing GFCIs
• Dryer vent cleaning
• Small grading issues
Inspectors list EVERYTHING they find in their scope of work. They’ll point out issues - but the decisions (and consequences) are on you.
That’s where many buyers get it wrong
They negotiate based on how long the report is… not how expensive the problems.
And that’s how deals fall apart… or buyers overpay without realizing it.
The costs matter. Miss that, and you’re guessing with real money.
