A brand new release of detached homes in Pickering is coming, and the pricing is honestly hard to ignore.

The reason the pricing is this aggressive is because the new federal HST rebate on new builds is now stacking with builder incentives, creating a rare window for buyers.

You would be hard pressed to find a brand new detached home anywhere in the GTA at this number.

The public launch has not happened yet, and I am currently working through a tight VIP allocation list before the official release.

New Statistics Canada data confirms what a lot of young Canadians already feel.

Millennials are not just “behind” because of lifestyle choices. They entered a completely different housing market.

Compared to Baby Boomers and Gen X at the same age, Millennials are more likely to live with their parents, less likely to own a home, less likely to be married with children, and even when they do buy, they are less likely to own a single-detached house.

In Toronto, the numbers are even more extreme. Almost half of Millennials aged 25 to 29 were living with their parents in 2021.

The takeaway is simple: don’t compare your buying journey to your parents’ generation. The market has changed, and your strategy needs to change with it.
