We are half way through the year, and so far it's a good one for real estate. In the markets where I primarily work, the conditions are balanced which gives people buying or selling some breathing room to explore and understand their options. For houses, there are not as many listings flooding the market and more total sales happening. House prices have stabilized and are showing signs of modest growth that looks to be sustainable. The Bank of Canada held its rate again this week. There is a healthy amount of activity, some good deals to be negotiated, and signs of a busy fall market ahead. This was a really positive one. We searched far and wide, narrowed the criteria, saw everything that came out and really knew the quality and pricing of the options by literally going and setting foot inside dozens of houses.

This property had been out earlier in the spring at a fair asking price based on the comps, but did not sell at the time. After a short time off, it was re-listed at a very attractive price and not holding back for an offer date. To me, that suggests a motivated seller. We saw it immediately, on a day where we were viewing 7 other houses, not expecting any of them to be "the one".

This house showed exceptionally well, far exceeding expectations. It's in fantastic condition inside and out, clearly well cared for, on a very quiet stretch of an arterial road that feels more like a neighbourhood street. There's TTC at the door, but almost no traffic. The backyard is perfect for summer with a patio and mature gardens. The lower level is finished nicely and poised to be converted to a secondary suite to add value going forward.

The slower summer real estate market is settling in. It was a Friday afternoon in Toronto, heading into a holiday weekend. Everything aligned for us to be one of few buyers to see the property that day.

We pulled out all the stops to get a bank draft in hand for a deposit (there were precious few banking hours left in the day). This puts us at a competitive advantage if a competing buyer does not have their deposit ready in hand. As it turns out, another buyer offered just minutes before we submitted our offer. So it is great we prepared for the possibility of competition.

Overall, it was a fantastic result for the buyer I was working with. There were parts of our offer strategy that made our offer the stronger one, and my client got the house for an exceptionally good price. After seeing so many properties in person, we knew this house was in better condition for a lower price than the area comps. To say the buyer is happy would be an understatement!

As home offices go, this one really speaks to me. It has a warmth and coziness with great natural light, only bested by the al fresco option as you walk out. I would enjoy taking video meetings looking out over the mature garden almost as much as I would enjoy a hot apple cider at that desk in the fall. Suffice to say, I would feel great working from this home office at 121 Presley Ave.

A moment please for these beautiful and very solid stone countertops and the custom cabinetry in this kitchen! The warm tones are so inviting. I want to make an espresso and stand in all that natural light prepping to cook a delicious meal for friends and fam (or perhaps just for myself).
