If you're in Lakeshore Village (South Etobicoke) I'll see you at the Grilled Cheese festival today! It runs from 11:00 am - 8:00 pm on Lake Shore Blvd West from Islington to Second Street. It's FREE and family and pet friendly with lots of food and craft vendors, bouncy castles, classic cars, a beer garden and three music stages. Finding the right home is deeply personal and my goal is to ensure that every move is a positive experience. Being well-informed with a solid plan is a big part of what makes that work. I have worked with this client on two occasions a few years apart, and although a hat-trick would be cool, I expect it might not be for a while since they landed in such a fantastic house. I'm humbled and grateful for their continued trust and thoroughly enjoyed working together!

It's June 1. "Month of May" is what you hear about all season in baseball. It's the strong foundation of work that a team builds upon right through to the post-season. What you do in May matters in October.

Today it's June. I'm looking back on my month of May.
✅ Buyer purchased an incredible house that fit all of their criteria, for a great price, even in competition!
✅ Tenant got the keys to a dream apartment on a great street. Everything went pinch-yourself smoothly.
✅ New seller is starting the process of getting a property ready for market. A lot of good work done already and lots still to go! We're making our plans and starting the real work to get to where we need to be.
✅ Community art event was a hit! A first attempt at anything like this, I worked with a great colleague and eight local artists to bring the art gallery together for a great cause!

There were some real successes in May. I'm also reflecting on who I need to show up for, all the things I could be doing more of, and ways to do better.

How was your month of May? I want to hear about your wins and what you're learning. If there's anything you're stuck on, reach out! Two heads are better than one, and I'm happy to show up for you too. Let's have a summer to grow and build something positive and sustainable, for ourselves, our families, friends, and communities.

Have a quick look at Toronto Regional Real Estate board's market stats for last month (April 2026).

This spring there have been strong indicators that the struggling condo market has hit bottom and is showing signs of recovery. Prices and interest rates have eased enough to make buying a condo an affordable prospect for many first-time buyers. The change is that the demand is coming from end users rather than investors. So medium and larger units with logical floor plans are doing well. Micro-units that were designed for investors, are what is getting left behind.

A second thought to consider: there is a difference between new listings that are truly new to the market, and stale listings (often poorly presented and overpriced) that are repeatedly re-listed. Both count towards the total number of listings available, but one is a lot more attractive to buyers than the other. Among detached and semi-detached houses, the newest and most attractive options are being snapped up quickly and often in multiple offers because despite there being a large volume of available listings, many are the same old ones that have been around for months.

So the truth in the numbers is sometimes buried in the overall stats. That's why it's helpful to talk to a real estate professional who is actively working in the field and can explain what's happening in the neighbourhoods you care about.

We're hitting the street to promote our Queen West community art event!

HERE AND MEOW came together organically out of a desire to do some good in the community while also enjoying the sort of social event we would want to attend. The featured artists, theatre gallery space, and all involved are donating their time so that people (and by extension, the cats of Toronto) can come together and have a good time. Everyone is welcome here. We hope you can come!

I'll be honest, I had a lot of fun putting together this closing day kit!

I got permission to enter the house the moment it closed, to ensure all the basic essentials were ready for the buyers when they arrived HOME for the first time!

Essentials you do not want to have to run to the store for while moving boxes and unpacking:

- paper towels
- toilet paper
- hand soap
- dish soap
- disinfectant cleaner
- dish sponges
- dish towel
- wash cloths
- cups
- cat treats & toys
- Snacks!!!!

But also:
- GC for Sheridan Nurseries for avid gardeners
- plantable card with wild flower seeds
- locally brewed beer chilling in the fridge
- key ring to jazz up the lockbox experience 🔑✨

Not shown:
