Heading out on showings! I've seen some fantastic properties this week. It's a great time of year to be looking. A good volume of fresh inventory rolls out in the spring and fall. This time of year nothing is hiding under snow and ice so you can get a proper look at the condition of the exterior as well as the interior of a home. I enjoy looking at properties, and every one that I see informs my thoughts and opinions on the pricing of the next one. There are always things that the online photos do not capture, like foul smells, sloped floors, damaged fixtures, and weird or wonderful neighbours. I'm always building my mental database. If you're thinking about looking, call me up and we can head out together to see a few places all at once. It's time well spent for me, and I'm there to share all my insights with you. It's win-win.

On the road earlier with my associate 🐕 Anytime we're curious about an area, she'll tag along to walk the neighbourhood. A really good test is if there are local shops and patios that welcome dogs. Whatever your thing is, make sure it fits with any community you would consider moving to! Give a neighbourhood a trial run in the daytime and evening.

This girl just turned 6! 🐕🥳

She is a big part of my "why" I do what I do. I made a very specific lifestyle choice when I brought home a Siberian Husky. It was like hitting reset on everything that no longer aligned with the life I wanted.

We had just sold a condo and bought a house with a big backyard close to the lake in a very welcoming community. I wanted to put down roots, enjoy my new home, be self-employed and more directly client-focused, and spend more time active and outdoors in my community.

I absolutely got all of that. In the process, I gained so much more. Deciding on a list of priorities and letting go of what no longer made sense, shifted everything.

In my role as a Realtor, I spend a lot of time with people discussing life stage priorities and goals for making a move to a new home or community. It always comes back to the why, not just what they might be looking for. I think of my own experiences, and share tips from the other side of a positive move and lifestyle upgrade. Parts of making that move are challenging, but worth it if that's what you really want. We make a plan to get there.

I adopted this husky puppy as part of a longer term lifestyle plan, and to prove to myself I was all in on the commitment. I knew it would force me to spend more time close to home, managing my own time, and getting active outdoors. In the process, I am certain she has taught me more about how to be a good person than I could ever teach her about how to be a good dog (and she is exceptional). Happy 6th birthday to Ahsoka 🎉 Thank you for being a consistent force for good (and a magnet for good times!)

It has been wonderful representing the family who are buying this truly special home and assisting with the details of their purchase. We had last minute competition from one other offer, but ours came through stronger. I have to say I share completely in the buyer's enthusiasm for this to be a beautiful restoration project!

We hired a professional home inspector as a condition of the sale, and learned that the house itself is in excellent condition for a circa 1860 historic home. We were actually surprised to find no real surprises. With a plan to add a few updates to bring it into this century, while working to preserve the original character, the new home owners are on the right track to create a forever home they will love for years to come.

I could not be happier for them! I have seen the plans and we have used our scheduled buyer's visits to explore the ideas with the appropriate trades professionals. The goal is to be in by Christmas, and I am the number one fan in the peanut gallery excited to see what they will create for this home's next chapter!

We do not talk about this enough. Often properties are listed for sale by the family, close friends, and executors of an estate. It is a deeply personal process, that no one really signed up for. Grief and loss can take on many forms, and it is important not to make assumptions about how people should feel.

There is extra care taken when preparing a home or showing it. It is important to be mindful of the nuances of wills, probate, contents, and a sale that is "as is" with no warranties from the former home owner about the condition of the property. These are the technical and legal details.

I also wish to be respectful of the person whose cherished home it was, along with the executors as stewards to pass the legacy of a home forward to future home owners who will write its next chapter.

I have worked on four estate sales in the past year, 3 selling and 1 buying. Each time is different than the next but there are common threads to all. Hearing from an estate trustee earlier this year, following the sale of one of these homes, and learning they felt cared for and supported means the world to me.
