The Scarborough real estate market remained relatively steady in July, with 382 properties sold, almost unchanged from June. However, new listings declined from 974 in June to 836 in July, giving buyers fewer new properties to choose from as we moved further into the summer.
Detached homes averaged $987,272, semi-detached homes averaged $784,835, townhomes averaged $804,501, and condominiums averaged $456,674. The average days on market increased slightly from 28 days in June to 32 days in July.
Compared with June, average prices softened for detached, semi-detached, and condominium properties, while townhome prices saw a modest increase. The decline in new listings, combined with relatively stable sales activity, is an important trend to watch as we move into the second half of the year.
