Some clients come to you excited.

Others come to you exhausted… and if I’m being honest, a little battle-worn.

Maali found me online after going through the tenant horror story - months of missed rent, a formal eviction process, and all the stress that comes with it. Not exactly the “fun” side of real estate.

She gave me 60 days to try and sell her Liberty Village condo… and we went all in. Staging, photography, marketing - the full production. But here’s the thing about this market: strategy > stubbornness.

When the right sale wasn’t there (and she didn’t need to sell), we pivoted. Fast. Time to lease it.

Now this is the Toronto we’ve been waiting for all winter.

The Blue Jays are back, they just swept the home opening series, set some records (casual) and somehow it’s 17° on a Monday… after that winter? We earned this.

There’s something about this kind of day - the city wakes up, patios start calling, and everything just feels… possible again.

Same goes for real estate. New season, fresh energy, and a whole lot of opportunity starting to show itself.

Back in 2020, I helped my clients get their foot in the door with this home - a smart move that quickly became so much more. They made it their own. They got married, had their two children, welcomed an adorable pup, put in thoughtful upgrades over the years, and truly enjoyed living here - the kind of home that works exactly as it should.

Between the pace of the spring market and back-to-back everything, I feel like I’ve barely had a moment to actually celebrate the season - and let’s be honest, the weather hasn’t exactly been helping either. But it finally feels like we’re turning a corner.

Spring always brings that sense of fresh starts, new energy, and a little bit of optimism creeping back in - and honestly, that’s exactly what we’re seeing in real estate too. More movement, more opportunity, and that feeling that things are waking up again.

Congratulations to my Landlord clients on finding an absolutely perfect Tenant for their gorgeous loft in the Chocolate Factory - an iconic building in Toronto’s iconic Trinity Bellwoods.

These Landlords had been using a short-term rental company to lease out this gorgeous unit but with recent economic woes, they were finding themselves vacant too often. They pivoted and gave me a call. They were hoping for a consistent long-term tenant and that consistent rental income that comes along with it.

We listed a couple of weeks ago and the market told us pretty early on, and pretty clearly, that we were overpriced. After a quick and strategic price change, we had a surge in showings and along came this AAA application and offer.

As a Landlord we often see that patience really pays off.

Congratulations to my first-time home buyers on scooping up this beautifully laid out stacked townhouse in Dovercourt Village for an absolute steal!

These two were referred to me by one of my dearest set of clients and we hit it off immediately… and I mean immediately. We had our buyer consult the first week of March. They knew exactly what they wanted, what they could afford and when they wanted to move. That Saturday we booked showings at every available unit in the complex (we wanted to compare sizes and layouts) and two favourites really stood out. 

Once we took some time to review their pros and cons list, go over numbers and run some comparables it was evident one property was the front runner.

We got to work.

We had an offer submitted the next day. We went back-and-forth a few times with the sellers and by dinner time on Monday, we had an accepted offer.

It was so much fun getting to know this couple and helping them on this journey. When they started 2026 they thought they’d be getting a new unit to rent… and now they’re homeowners.

In today’s challenging market you’d think I would be over the moon that we just firmed up on the sale of 9324 Ewing Rd - the dreamy red-roofed, white-pine cabin. I mean I am, but I’m also devastated to see it go.

This magical property has been a sanctuary my family has been going to for decades. We’ve spent countless weekends cramming up to 17 people into 3 bedrooms, taking turns in the hot tub after a full day on the slopes. We’ve watched record-breaking snowfalls while enjoying a stiff drink by the wood-burning stove. We’ve welcomed other family from the US, the UK and more to come experience the magic for themselves and I even spent the first two weeks of COVID here in quarantine with my mum - boy did we drink some red wine!

BUT the sellers have retired and want to spend their hard-earned time off exploring the world. So it was time to part with the “Swish Chalet”.

We listed at the end of winter. Just on the heels of the most epic snowstorm and right before the most epic ice storm - great timing! Showings were slow and for good reason. We were overpriced. It was almost impossible to price this property - there were truly no comparables. After a series of aggressive price changes we found our happy place and re-listed right before Thanksgiving. We hosted an open house on Thanksgiving which brought lots of people through, we had a bunch of showings booked the following week and if you can believe it, we FINALLY got an offer. And then another one. After over 6 months on the market we had multiple offers.

In the beginning the offers were pretty comparable, but one stood out. It wasn’t just the price, the closing date and the conditions - it was the letter this family wrote us. It completely sealed the deal for my sellers and even for myself. As sad as I am to see this property move onto the next family, this is EXACTLY the type of buyer we envisioned it going to.

So I write this with tears in my eyes but I’m so happy to congratulate my sellers on this momentous sale! The memories will last a lifetime and now another family gets to start creating their own. A huge thank you to my co-listing agent - couldn't have done it without you!
