APARTMENT BENCHMARK PRICE, July 2025

In July 2025, the benchmark prices for condos in various regions have fluctuated with a year-over-year decrease of about 8-10%. Among these regions, Vaughan and Mississauga saw the largest drops, with benchmark condo prices down by 10% compared to the same period last year.

On the other hand, the benchmark prices in various regions saw a 1–2% decline compared to the previous month, indicating that prices remain stable.

In July, the average selling price for detached homes in Toronto was $1.57 million, marking a year-on-year decrease of 4.5% and a 4.2% decline compared to the previous month. Condo townhouses and condominium apartments had average selling prices of $820k and $680k, respectively, both showing a decrease of approximately 2% and 8% compared to last year.

Sales of both detached and semi-detached houses saw a decline of approximately 10% compared to June of this year. Sales ratios for various property types all remained above 30%, with semi-detached homes reaching 56%.

The Greater Toronto Area (GTA) experienced the best home sales result for the month of July since 2021. Sales were also up relative to listings, suggesting a modest tightening in the market compared to last year.

TRREB market statistics reported 6,100 home sales in the GTA during the month, 10.9% increase compared to the same period in 2024.

The average selling price in the GTA decrease 5.5% to $1.05 million, compared to June of this year, prices have remained relatively stable. The days on market is 30, which is 4 day more than in June of this year.

The number of newly listed homes during the month was 17,613, resulting in a sales-to-new listings ratio of a buyer-favored 34.6%.
