Canada Fee Cuts Could Unlock Supply
As someone who’s watched the Ontario real estate landscape evolve over the years, I find it encouraging to see new research spotlighting the impact of development fees on housing supply. The latest findings from our national housing agency suggest that reducing these fees could make about 14% more residential projects financially viable. That’s significant, especially in cities like Toronto and Vancouver where affordability and supply challenges are top of mind. In fact, eliminating development charges could increase viable projects by around 10% in these cities, and for Toronto, it could address up to half of its stated supply goals.
It’s also interesting to note the differences across Canada: Calgary’s development fees for a one-bedroom high-rise sit at roughly $4,000, compared to Vancouver’s $20,000–$33,000 range for similar units. Of course, these fees fund necessary infrastructure like roads and sewers, so slashing them to zero isn’t realistic. But targeted reductions—especially for family-sized homes—might help new builds compete in expensive markets, where fresh inventory is sorely needed and families are often squeezed by high prices. It’s a nuanced issue, but thoughtful policy adjustments like these could play a real part in unlocking more homes for Canadians.
