Demand for entry-level homes (such as condos under $500K and houses under $800K) is rising quickly as buyers take advantage of prices not seen in years.

Furthermore, market conditions remain tight for the middle part of the market represented by semis/rows/towns, particularly within the City of Toronto.

As we head into the holidays, the GTA real estate market is set to finish the year with just over 60,000 sales, down from 2024. Prices continue to trend slightly lower as many buyers stay on the sidelines.

In November, sales dropped 15.8% year-over-year to 5,010, while active listings rose 16.8% to 24,549. The average price hit $1,039,458 — a 6.4% decrease from last year. Condo sales fell 20%, though prices only dipped 3.8%.
