I think everyone has a slightly different journey to commercial real estate, but most big investors I know do a portion of their deals now In commercial real estate as well. It's much easier to purchase one 9 Plex rather than buy 4 duplexs but the impact of a mistake on a 9 Plex is also magnified.

Do bigger do it better and do it faster! Get educated first!

Know what renovations are appropriate for your strategy! Theres a time and place for a new kitchen! Especially in flips.

Strategic Renovations for flips and BRRRRs are quite different. Bathrooms and Kitchens sell homes so we opt to go all out on materials and get new kitchen's installed whenever feasible for a flip. This means new cabinets (floor to ceiling ideally), new quartz countertops, new backsplashes etc). This new kitchen including all the materials and labour probably cost us about 6-7K

In the before picture you can see that the before kitchen actually wasn't bad, but it wasn't a kitchen that was going to help us sell the house. If it was a rental I would have simply replaced the doors with Ikea kitchen doors (about $60 a piece on average) and put in a nice new backsplash and called it a day and the appraisal would have been great! but as a flip, people want to feel like they are buying a luxury product - so new kitchen, backsplash and countertop lifts the overall appeal of the property.

Just wrapped up the flip on belleville. I’ll post an article for everyone thats interested in flipping to get all the full details with numbers but here are some quick before and afters! 

The exterior for this house was rough! I was concerned I’d have to reside the entire house, given the weather we were looking for quicker fixes that were more budget friendly. We ended up painting this house for about $2.5K to sand, scrape and repaint the existing siding, and touch up and repaint the porch. Given the existing condition even after the sand and scrape we had to do two coats of paint to the home. Some people move to reside the house right away, we would have easily spent 3x our current expenditure if we resided the property. 

Its amazing how much of a difference paint can have on a property. Historically I’ve always used paint inside, but it was great to see the impact of painting the outside could have.

Contrary to popular belief, I don't always buy things in rough condition! Heres an example of a recent Reno, where the house was in great condition as is and just needed an easy cosmetic lift! The biggest labour intensive part was painting and we always spend quite a bit on it but take a look at that kitchen, we paint every single part of it - even the shutters were painted.

Replacing the kitchen would have easily cost close to 5 figures, instead we spent about 2-3K in paint! This works on solid wood kitchen cabinets which can be sanded and repainted!

In this project we:
Painted everything
Refreshed the washroom
Removed carpet and put in new LVP
Put LVP on top of previous stick on flooring
Updated electrical
Dealt with some other minor issues

Don't over complicate a project, sometimes easy is the best way!
