For as long as I can remember, working in real estate was always my dream. Even while studying business and starting a career in HR, real estate was where I always knew I belonged.

GTA Market Snapshot | July 2026:

The GTA housing market is starting to tighten up. In July, there were 5,995 home sales, which was almost the same as last year, but the number of new homes coming onto the market dropped significantly - down 17.8%. This means buyers have fewer homes to choose from and may start seeing more competition, especially for well-priced properties. Prices are still lower than they were last year, with the average selling price at $1,003,956, down 4.5%, but we are starting to see some signs that prices may be stabilizing. If this trend continues, we could see a more balanced and competitive market heading into the fall.

What This Means for Sellers 👇🏼

Less competition: Fewer new listings means sellers may have fewer competing properties.

Pricing still matters: Buyers remain price-sensitive, so strategic pricing is critical.

Momentum may be shifting: The market is tightening, which could support stronger selling conditions moving into fall.

Don’t wait for a huge rebound: If you’re ready to sell, focus on positioning your property correctly rather than trying to perfectly time the market.

What This Means for Buyers 👇🏼

Negotiating power may be changing: With fewer listings, buyers may have less leverage than they did earlier in the year.

More competition: Well-priced, desirable properties could attract more attention.

Prices are still below last year: Buyers are entering the market at lower average price levels than July 2025.

Watch the fall market: If prices stabilize and buyer confidence improves, competition could increase.
