Despite this shift, average home prices were still down year-over-year, giving buyers continued negotiating power and more affordability compared to last spring. Month-over-month trends show growing activity, with sales rising faster than listings—hinting at increasing competition in certain areas. Lower borrowing costs and prices have brought some buyers back into the market, though a significant amount of pent-up demand remains.

What this means for sellers:

Market conditions are tightening, which can lead to more buyer competition in certain neighbourhoods

Even with improved activity, prices are still lower than last year, so pricing strategy is critical
