Trillium Housing Non-Profit's project in Hamilton, Peachy Towns is now under construction. The first units are to be occupied later this year.
Our main investor in this project is the Hamilton Community Foundation. HCF invested in the project soon after Trillium Housing acquired the site. They are true City builders and as leading impact investors Trillium appreciates that they were the first impact investor to support one of our projects. Their investment in our project will give HCF ;
1. Housing affordability for Hamilton residents
2. New, entry level housing in Hamilton
3. A financial return for HCF
4. A great ratio between risk/return/impact
HCF also stood beside us and have supported us as we faced long delays (and cost increases) waiting for City of Hamilton approvals. The 2 and 3 bedroom townhouses are completely consistent with the surrounding homes and will be an truly inclusive community.
We are also pleased to have HCF join us in issuing our innovative Trillium Mortgages to families at the Peachy. The Trillium Mortgage is a shared-equity mortgage and our mortgages are regular-payment FREE! (Trillium Housing Non-Profit lobbied extensively with the federal government that led to CMHC’s Home Buyer Assistance Program)
Just like the families that live on your block, where you don’t know where they hold their mortgage, the community at the Peachy will be completely inclusive – there is no telling which neighbour may be Trillium financed or not. That’s inclusive housing done right.
We have already made over $1.4 million in Trillium Mortgage commitments to Hamilton families at the Peachy. So far, no municipal or other government funding was provided – but we are still working on that. Trillium and HCF will on average reduce families’ housing cost by an amazing $500 PER MONTH.
These are the facts that back up our claim that the Trillium Housing model delivers the most cost-effective housing affordability in Canada today.
