Every summer the Canadian Stage puts on a Shakespeare play (this year is Hamlet) at the beautiful High Park Amphitheatre. It’s well-loved, pairing incredible theatre work with the beauty of being in the middle of High Park on a warm, lush Toronto summer night.⁠

Ask Doug 🏡 | I live in a bungalow in Toronto’s west end, but I’m heading into my eighties and plan to move to a lower-maintenance residence within a few years. My house could use some updating and minor repairs. Does it make sense to put money into fixing it when every older home that sells in my neighbourhood seems to get torn down and replaced?⁠

Great question! Your neighbourhood may be attractive to builders, but unless your house is truly falling apart, it’s not advisable to put it up for sale assuming that it’ll be torn down. ⁠

There are a couple of reasons for this - your lot may not be suitable for a demolishing and new build and equally importantly buyers looking for a home tend to pay more than a developer.⁠

A real estate agent can help you decide on the best course of action and putting even a modest amount of work to prepare your property for sale can help maximize its value by appealing to a wide field of potential buyers!⁠

The venue looks fantastic, and I’m thrilled to see The Well being utilized for such great additions to the city. In the last month, all of the condo listings I’ve had on MLS have successfully sold but many other sellers in Toronto have not been so lucky. I’ve mentioned how difficult it’s been navigating Toronto’s slow condo market as of late and I wanted to provide an update. What we know - a handful of systemic factors have created both an abundance of supply and a relatively slack demand. This may benefit some buyers, but it presents challenges for anyone hoping to sell.⁠

I’ve linked a full deep dive in my bio and story, and here are the highlights:⁠

▪️ The newest concern is new condo completions which despite the general cries of a housing crisis, are in specific surplus in Toronto. The new units are far exceeding the demand.⁠

▪️ Furthering the problem are economic factors including elevated interest rates which disincentives buyers, and the capital gains tax increase which has investors scrambling to sell and pushing more inventory into the market.⁠

▪️ The good news - it’s manageable. I share a few tips and strategic insights including how to help your property stand out both aesthetically and competitively.⁠

The reality right now is that selling a condo in Toronto requires more market knowledge, promotional savvy, and patience. But it can be done - particularly with the help of an experienced real estate agent.⁠
