GTA home prices continued adjusting in April, but market conditions showed early signs of stabilization as sales activity improved and new listings declined for a fourth consecutive month.

Buyers are gradually becoming more accustomed to ongoing economic and geopolitical uncertainty, helping release some pent-up demand into the market.

At the same time, fewer sellers are listing properties, contributing to more balanced conditions in select segments.

While affordability pressures remain elevated, GTA home prices are still 29% higher than pre-COVID April 2019 levels, highlighting the market’s long-term resilience despite the recent correction.

GTA home prices continued adjusting in April, but market conditions showed early signs of stabilization as sales activity improved and new listings declined for a fourth consecutive month.

In the absence of a severe recession, pent-up housing demand will continue to accumulate.

In the interim, the market should become a bit more affordable for buyers.

However, a large drop in prices is unlikely given their proven resilience during the past three years.

Furthermore, the complexity of a trade war clouds the outlook for interest rates as tariffs also add to inflation, putting the Bank of Canada in a difficult balancing act with the economy.

In that sense, interest rates may be near their bottom, as suggested by recent movements in bond yields.

Buyer activity is expected to pick up as those waiting on the sidelines re-enter the market.

While some anticipate further rate cuts, rising demand may drive higher prices, outweighing lower rate benefits.

Additionally, post-U.S. election market shifts have increased Canada bond yields, suggesting fixed mortgage rates (around 4%) may have bottomed, with variable rates (just above 5%) unlikely to drop significantly.
