Ontario Construction Growth, Labour Crunch Ahead

Some of the hottest real estate markets in the Greater Toronto Area
In the Greater Toronto Area, real estate is always evolving—and recent numbers show just how dynamic the market can be. Prices have dipped 4.5% year-over-year, averaging around $1 million, while sales activity saw a 6.8% decrease. Both active listings and new listings are down significantly (22.3% and 17.3% respectively), which means inventory is tightening. Interestingly, homes are selling even faster as buyers increasingly set their sights on the outer municipalities. As someone who lives and breathes Toronto real estate—helping clients navigate both residential and commercial opportunities—I keep a close eye on these trends to help buyers and sellers make informed decisions in an ever-changing landscape.

Ontario Condo Closings Face Value Gap
Ontario’s condo market is seeing a significant value gap at closing—some buyers are finding themselves on the hook for up to 30% more than their unit’s current market value. This happens when the market shifts between the time a pre-construction contract is signed and the final closing, often due to extended timelines from pre-sales, approvals, permits, contractor negotiations, and recent labor shortages. With mortgage approvals based on today’s appraisals, buyers are often left without enough funds to close if the unit’s value has dipped below the original contract price. In earlier seller’s markets, we even saw developers canceling deals when their costs climbed, which led to new provincial scrutiny and calls for independent oversight. Buyers navigating these complex contracts usually have limited options to exit—often just a 10-day cooling-off period or, in rare cases, contract termination if the occupancy date isn’t met. Having helped clients across Toronto maneuver these challenges, I know how vital it is to understand every clause and protect your investment from surprises.
