We’re making it easier to add more homes in Toronto.

The City’s Pre-Approved Building Plans Program now includes four new multiplex designs – two fourplexes and two sixplexes – available to download at no cost.

Building on our existing plans for garden and laneway suites, these made-in-Toronto designs can help make it easier to develop a building design from scratch.

The plans have been reviewed against the Ontario Building Code, but every project still needs site-specific drawings, a qualified design professional and City permit review.

The June data is in ⚖️, and the real estate market is continuing its march toward stability. Driven by easing borrowing costs and a steady rise in inventory, we are seeing improved affordability and a gradual re-entry of buyers into the market.

While overall sales activity ⚡ remains below long-term historical averages, regional momentum is significantly stronger than it was this time last year.

We have officially entered a balanced market. Neither buyers nor sellers hold a distinct advantage right now. Instead, success in this environment comes down to three things: pricing, presentation, and strategy. 🎯

Here is the breakdown of what this shift means for the market today:

The May numbers are in, and the GTA real estate market is shifting fast! 🔥 Sales are UP 6.3%, but new listings are DOWN 18.9%.

​🎯 If you’re selling: Fewer homes on the market means less competition for you. Buyer demand is growing, making premium marketing and strategic pricing your biggest assets to attract top-tier offers right now.

​📉 If you’re buying: Lower borrowing costs and stabilized prices have opened a fantastic window of affordability. However, with inventory shrinking, competition is returning. Waiting too long might mean missing out before prices start trending up again.

One of the most common things people Google before a move is: "How do I decide what will fit?" 🛋️

​If you’re moving into a smaller space or a condo, trying to force oversized furniture into a new layout is a headache. You basically have two choices:

​Measure first: Get the exact dimensions of the new space before moving day to see what actually works.

​Start fresh: I had a client who sold everything from their 4-bedroom house when they downsized to an 1,100 sq. ft. condo. They bought all-new furniture to match this new phase of life!

​Personally? I love the "sell it all and get new stuff" approach.
