Every week someone calls me and says some version of the same thing.

"Should we wait? Is this the crash everyone keeps talking about?"

So I went back into our paid TRREB data, ten full years of real transaction numbers for York Region detached homes, and I built the answer.

Here is what I found.

The real historical growth rate for York Region real estate is not 10% a year. It is not 8%. It is 5% per year, compounding, every single year, for a decade. That is the actual number from the actual data.

And when you draw that 5% line forward from 2015, something remarkable happens. The February 2022 peak sits 53% above that line. And by 2025, prices had come all the way back down to exactly where that line said they should be.

This is not a crash. It is a return to baseline.

There is a social services concentration near Newmarket's Main Street that most people find out about after they move here, not before.

The farmers market, the boutiques, the restaurants are genuinely lovely. But walking that stretch toward Davis Drive in the evening, you will encounter it.

The town is working on it. It is not resolved. You should know.

Most real estate content about Newmarket shows you the farmers market, the heritage Main Street, the trails. All of it is real and genuinely lovely.

But there is something near the north end of Main Street South, toward Davis Drive, that comes up consistently in local community discussions and Reddit threads about the town, and that most agents will never mention to you.

I put it on camera because people deserve the full picture before they make one of the biggest decisions of their lives.

Is the Stonehaven premium actually worth it? I crunched the real May 2026 numbers, $325,000 more than the Newmarket average for a detached home. And there's something in the data that most agents would never put on camera: 69% of Stonehaven homes that sold last month had to re-list or reduce the price several times before it sold.
